Real Estate Term of the Week *Acquisition Fee* In multifamily real estate, an acquisition fee is a one-time payment made to a sponsor or general partner for sourcing, negotiating, and closing a property deal. Typically calculated as a percentage of the purchase price (around 1-3%), this fee compensates the sponsor for the time, effort, and expertise involved in securing the investment opportunity. It is usually paid at the closing of the transaction and is common in syndications and private equity real estate deals. It is usually apart of the capital raise. Breakdown Below ------> For years, we did deals without charging an acquisition fee in order to build our reputation and ensure buyers profits were maximized. Yes, we left a lot of money on the table, but the credibility we now carry is far worth more than the fees we missed out on! GP's deserved to be compensated for their time and effort in putting a deal together (it's not easy), but as a GP you must be upfront and honest about what your fees are.
