25 Cannon Street - An Impressive Commercial Refurbishment Scheme Overlooking St Paul’s Cathedral 💡 At 25 Cannon Street, the original six-storey neo-classical building has been redeveloped to create 116,000 sq ft of high-quality office space including a stunning light-filled double-height reception. Three levels of communal terraces afford clear views of London’s landmarks, while the development also includes a new publicly accessible garden with a large reflective pool, capturing St. Paul’s iconic dome. B&K Structures completed the steel and metal decking package on behalf of BAM UK & Ireland, alongside Buckley Gray Yeoman, Waterman Group and Pembroke . Key to the brief was opening up views to St Paul’s Cathedral, with concrete cores being removed on each floor to create a centralised set and provide open floorplates. The three new terraces across levels four and five provide external break-out spaces with glass balustrades and the roof terrace provides large, flexible space for the building’s users during the day or for events, with the Cathedral as a backdrop. B&K Structures delivered the structural #steelwork and #metaldecking refurbishment works, including the innovative tree column structural support of the building from basement to roof, trimmer steels and new lift shafts. While the massive internal demolition and refurbishment job provided some challenges, the BKS team were innovative throughout and engineered solutions to solve these complex tasks. The BKS team were particularly proud of the ingenuity behind delivering the north and south core column trees (including large plate girders and cruciform column tree components), which involved jacking the columns up from the basement to install, including the weight of all 7 floors of BKS steel. #throwbackthursday The refurbishment of AIB Banks Grade A Head office in the heart of Belfast’s city centre was a major project led by main contractor Felix O’Hare & Co and Todd Architects. The project involved stripping the entire original internal building back to its shell and the installation of a new revolving door entrance system to the main curved façade of the building as well as the replacement of old glazing. Internally, the ground, first and second floors were completely gutted and refurbished up to modern standards, including the provision of all new mechanical & electrical services, loose furniture and fittings, AV equipment and security equipment to meet the clients’ specification. The comprehensive works also included the fit-out of the main bathrooms, stairwells and lift lobbies to the third and fourth floors in addition to mechanical & electrical installations to the third, fourth and fifth floors for future tenants to fit out. We were recently asked to assess a large section of the roof over Arthur Johnson Auction House in Nottingham. The building holds thousands of items for auction each week & the roof was starting to show signs of ingress. The existing bituminous roof had clearly been patch repaired in various places over the years. We completed numerous core samples, and an appropriate roofing system proposed. The existing roof had loose stones across the majority of the surface which were removed & the existing bituminous covering repaired accordingly. A recovery board was mechanically fastened to the metal deck, followed by StrataPlan SF 1.5mm Anthracite Single Ply Membrane. The Façade Enhancement Program is a City of Tiffin reimbursement grant that was started in 2014 and provides a 50 percent match of funds for eligible exterior improvements on residential and commercial structures within the downtown historic district. Each building is eligible to receive up to $10,000 per calendar year. Since the Façade Enhancement Program’s inception in 2014, 122 projects have been approved for a total downtown investment of more than $2.9 million. The program continues to be successful with 6 building project approvals in 2024, for an investment of more than $201,050. The City of Tiffin has approved $100,000 for the program to continue into 2025 and registration is now open. Eligible improvements include all exterior improvements to the appearance of an eligible downtown building front façade. These improvements include: awnings, masonry work, painting, restoration or replacement of exterior windows and doors, repair or replacement of roofing systems, fire escapes or exterior upper floor access, and any other visible exterior improvements, subject to approval by the Architectural Board of Review. So proud to be above grade, topped out, almost fully clad and on the way to being occupied. More on what that construction code means shortly, first a big thanks to the crew on site for a magic afternoon walking the top floors and seeing how our plans are building to fruition at Eve Residences. The complex construction process for high rise projects is divided into several stages, each with their own names and significance. Once digging or excavation for a project is completed, the crane is installed, and the building begins to rise. When the tower climbs high enough to hit ground level, it has reached grade. Below-grade, at-grade and above-grade are terms that signify whether the building is below, flush with or above ground level. When the construction hits its final height it is structurally topped out. This means the final structural element of the building has been installed but work is by no means finished. If there are spires, antennas, or parapets, then once they are secured in place the building is architecturally topped out. After topping out, the concrete or steel envelope is completely sealed from the outside with glazing or other finishing and it becomes fully clad. When the building is ready to be utilized for its intended purpose, even if some construction or cosmetic work is still occurring, it becomes substantially complete. This often coincides with occupancy of some floors of residential projects. Final completion of the building is celebrated when the building is architecturally topped out, fully clad, occupied and all exterior and interior work has been executed!
