JBG SMITH’s 2011 Crystal Drive #office #repositioning project was recently featured in Bisnow. This $40 million #investment aims to transform the 11-story, 445,000-square-foot building in #NationalLanding, with improvements including a new entryway, lobby, conference spaces, and retail amenities. The building is adjacent to future #transportation hubs, including a Crystal City Metro entrance, Amtrak and VRE stations, and a pedestrian bridge to Ronald Reagan National Airport, all set to open within the next four years. Denver-based Revesco Properties partnered with Davis Partnership Architects to submit plans to the city of Denver on February 2 to convert a 16-story office building at 475 17th St. into about 210 affordable and market-rate apartments. The building was designed in 1973 and is currently 57% vacant. No leases will be ended early because of the possible conversion. Looking at the makeup of the proposed conversion, two-thirds of the apartments will be for people earning 80% of the area median income or below. One-third will be market-rate apartments. There will be studios, one-bedroom, two-bedroom and three-bedroom units.  There is no parking onsite. Lazari Investments secures planning for Foster + Partners’ transformation of the former Fenwick store on New Bond Street. The Foster + Partners-designed scheme includes world class Bond Street retail on the ground and first floors with offices from the second to ninth floors. A number of facades will be sensitively lifted through innovative engineering to align the floorplates above, creating four spectacular two-storey retail units that will benefit from increased floor heights. The new high-quality shopfronts will complement the existing facades and activate the corner. “Our design is about revitalising the historic Fenwick buildings, preserving the majority of the existing structure and giving the buildings a new lease of life. The rich history and tradition of New Bond Street is reinforced through a revitalised street front, and the design breathes new life into the upper levels by introducing state-of-the-art office space. I'd be interested to know percentage of affordable/subsidized units c/w market rents....good to see density at least, in an area where older affordable 3 storey units are being renovated into condo units 'convenient to the new sportsplex', a practice I consider to be mostly heinous.
