Traditionally owning real estate has been marketed towards men and single men were the ones who got a "head start" on wealth creation in the US. This recent NY times article is a fascinating spotlight on a very quickly evolving world. 🏠 Headlines show that single women now own 2.7m more homes in the US than single men 💸 However, according to Yale studies women tend to pay more for homes and sell for less compared to men leading to a nearly 30% gender gap in home wealth creation at retirement 📈 According to the national association of realtors, nearly twice the amount of single women are purchasing homes than single men in today's market 💡 At Foyer, we can confirm that close to 70% of all our members today are women. Single women own more homes than single men and overall homeownership is now majority female. This is excellent news, as just 60 years ago, women couldn't even get a mortgage without a man as a co-signer. Despite holding fewer leadership roles in the workplace and earning lower average salaries than men, women have a deep determination to achieve homeownership—and are succeeding. 🔸 1 in 3 women with partners bought alone because they had more savings, better credit, and were in a stronger financial position to do so. 31% also don't see a relationship as a pre-requisite for buying. 🔸 Single women own an average of roughly 13% of the owner-occupied homes across the 50 states, versus 10.2% among single men. 🔸 20% of women purchase properties as long-term rentals—actively growing their equity through appreciating assets, creating secondary streams of income and financial security. While there is still significant room for improvement (particularly on behalf of women of color), these trends are promising and reflect women's strength to persevere despite societal and economic odds. I remember when my mother needed my father to co-sign so she could get a credit card. Last year, our daughter got a mortgage and joined the trend of single women owning homes. We’ve encouraged our daughter to save for retirement as well. Women over 65 who are single by divorce or widowhood (or by having had no partner) have far less to retire on than men. Given that women outlive men, they also face more medical expenses in their senior years. Empower the women you know to invest in their future. [Note that the article indicates that equity continues to be an issue with single mothers owning fewer homes than single fathers. In addition, as in other wealth-gap issues, women of color don’t own at the same level as white women.]
