New HMO Landlords, get ready to take notes! There are several things that you need to be aware of that will help you in your journey to being a HMO Landlord - Planning permission - you may need to explore the following if planning is required ✅ Parking and noise (environmental) surveys - this could involve taking various photos and notes at varying times of the day to provide evidence to the local council ✅ Room sizes - you need to ensure that each room adheres to the local authorities minimum room sizes for bedrooms and communal areas --- additional tip here, try to download the HMO guidelines within that area to get a gauge on what is required ✅ Bathrooms - make sure that you have the correct amount of bathrooms to service the size of HMO that you are looking to create - Lending criteria - Just be sure that you consider these points at the start, and at the end ✅ If you require bridging finance, ensure that the lender UNDERSTANDS HMOs and can assist with a works facility if needed. Lots of lenders will lend against HMOs but not all have it as their forte. ✅ Think about your exit, be realistic about how long the property will take to finish and then ensure that you have a good exit lender in mind - also understand how the exit lender will value it, will it be a bricks and mortar val, Hybrid or full commercial? Plenty to consider here (which is why working with a good broker helps!!) The specialist lender approved a substantial bridging loan of £174,695 for a returning client, aimed at purchasing and transforming a £170,000 property into a high-yielding House of Multiple Occupation (HMO). This isn’t the first time HFBS has backed this particular investor. With a history of successfully identifying and renovating properties for maximum rental returns, the client has proven their mettle in completing such projects within tight deadlines. The property in question is expected to undergo extensive renovations, post-purchase, to convert it into an HMO, a venture that promises significant increases in rental income. There is no doubt market conditions for property developers and lenders remain tough. Too much money is chasing too few schemes and we all know where that leads to. And, despite the inevitable noise on this platform and others to the contrary, nobody is smashing it right now. HOWEVER, speaking for what I am seeing at Atelier there are a few things to be pleased/optimistic about: - About half of our pipeline by volume is from returning borrowers. This makes me proud of my team because retaining brokers and borrowers is a key business objective. - The market is valuing certainty and deliverability over a few bps here and there. 'Cheap' finance is useless if it never arrives or comes with onerous or unrealistic terms. - Although there are fewer deals, the ones we see are tending to stack up far more than a year ago. - Leverage and the 'day one' are more important than ever. Equity is tight/expensive so us being helpful on these points are winning us friends and deals. - The effort we've put into doing the basics well over the past few years is rewarding us. It sounds silly but doing things like responding to every incoming enquiry with a quick and definitive reply is being noticed and appreciated. We are told that's not the market norm. We remain very active in Residential, Student and Care sectors and are keen to work with bankable counter party's looking for a little extra. Important Updates from CMHC Use of Lender Correspondents: Starting September 3, 2024, only Approved Lenders can submit MU MLI applications and request Certificates of Insurance (COI). Amortization Extension: From June 19, 2024, maximum amortization for new construction market MLI increases from 40 to 50 years. For re-amortization as a default management tool, it extends from 40 to 50 years, and up to 55 years for MLI Select. Update to Refinance Criteria: Effective immediately, CMHC has removed the 2-year restriction on refinances and the constraints on the use of insured refinance proceeds for purposes other than repairs or reinvestment in housing. This means that non-approved lenders may now provide bridge loans that can be taken out with CMHC. MLI Select Scoring Criteria: Starting June 19, 2024, points allocation for energy efficiency criteria under MLI Select is reduced from 30/50/100 points to 30/35/50
