A quick and easy way to know approximately what you can build on a development site 1. Look at what the zoning of the property is (https://meconemosaic.au is great for this) 2. Go onto the LEP for the particular council and look at the Zoning and what is permissible to be built. This can change from council to council 3. Multiply FSR by land size to give gross floor area (GFA) 4. Take 10% - 15% off GFA to give NFA. This provides an allowance for hallways, lifts and other common areas. Some townhouse and other developments you may not need to do this. More so for apartment buildings 5. Divide the average unit/townhouse size by the NFA to give number of dwellings Eg R4 zoned site 1000m2 lane size 1.5:1 FSR Gross floor area = 1500m2 NFA = 1350m2 (10% towards common areas) Avg unit size: 75m2 internally 1350 divided by 75 = 18 Therefore 18 units are permissible on the site There are many other controls that need to be taken into account such as height, set backs, landscaped area, etc This is just a quick way to estimate what you may be able to build before getting into more detail Kellie Adamson

Gove calls for ‘veil of secrecy’ to be lifted for land held in trusts Housing secretary Michael Gove has called for the “veil of secrecy” around land held in trusts to be lifted as part of a consultation into the transparency of landownership. On launching the consultation, Mr Gove said he believes that that “for too long we’ve turned a blind eye” to who really controls land in the UK. Why I voted "No" on the proposed Hull Street project. First, it is important to note that the only part of this project that requires a Special Use Permit (SUP) is the side setback. Demolition, height, use, etc. are all by right. Second, I am not anti density, anti housing, or anti affordable housing. I am pro all of those things - where they make sense. I am anti "concentration of poverty" and would LOVE to see inclusionary zoning incented. What I object to is the slow (and sometimes not so slow) erosion of the historic fabric and historic character of the neighborhoods, commercial corridors, and cultural landscapes that make up our city. It's not about one single building or a single district but the thousand paper cuts of the one building at a time demolition that ultimately leads to the loss of local identity, character, and flavor. I would love to discuss a moratorium on demolition of structures over 50 years old until the City's Cultural Resources Stewardship Plan is completed, before our character has been irrevocably changed.
