Multi-residential housing in Australia is evolving fast due to social and economic pressures. The sector is also benefiting from the vision of forward-thinking architects, designers and developers and their aspirations to deliver modern, sustainable, design-led dwellings. Australia’s multi-residential sector has 10,026 active construction projects totalling over 276 billion AUD. Many are in the design pipeline with only 1,375 at the construction stage with a main contractor on site. 🔔 Attention South Australian Architects 🔔 We’ve recently received significant updates from the South Australian Government and SA HIA regarding the National Construction Code (NCC) 2022. To help you navigate these changes, I’ve just published The Ultimate Guide to Navigating the South Australian National Construction Code (NCC) for Architects. This guide breaks down the most critical updates and exemptions that will affect your projects in the coming years. We have received further clarity regarding some of the more well-known exemptions such as, exemptions relating to the date of both planning and development applications, allotment size and geographical exemptions. But... The newest, biggest and most surprising announcement came on the 2nd of August 2024. "The Malinauskas Labor Government has provided greater certainty to the building and construction industry by ensuring there won’t be any further changes to the National Construction Code (NCC) for the next decade following the implementation of the new standards." There was much coverage at UKREiiF and in industry news about the UK’s continuing housing crisis, with the Architects’ Journal announcing its support for the Architects’ Action for Affordable Housing. From a commercial perspective more developers are looking to maximise the potential of their assets, particularly within constrained city sites, by adding additional storeys on top or over existing buildings. Vertical extensions, or airspace developments, open up opportunities for more affordable housing purchases and residential rental opportunities, as well as commercial development for major landlords and developers alike. While a site may achieve planning permission for additional storeys, the technical viability must be considered to assess cost and buildability.
