Are you concerned about development in Lancaster County? There’s good news! For 30 years, local governments have worked with us to focus development near the county’s historic towns and villages instead of out in our farmland. While development still happens wherever municipalities allow it, much of it is limited to “growth areas” around these communities – not by our command, but through the leadership of city/borough councils and township supervisors. Recently, our staff have been meeting with municipalities to take another look at growth area boundaries. Our population growth is slowing, so we don’t need to expand them significantly – but we need to make a few adjustments. The end result will be a new countywide map to guide us between now and 2040. The youthening of rural America H/T Jim Russell We will see a reversal of the aging of rural America. It will become youthful as young people bail out of the expensive houses and long commutes of mega cities to build companies, lives, families and communities. Land in most of the country is dead cheap and communities can form to raise capital to build whatever they want. With remote work steady at 25% and projected to increase to 35%-50% as the current generation of CEOs retires (Nick Bloom for the 35% number) the vast US rural land mass is opening up. Today most of nominal GDP is “created” in 0.1% of the land mass (aka Cities). But the talent that actually drives the value cascades are often not there anymore. They are living in villages, hamlets, farms and small towns where they can provide the best experience for their families. The shift in the value of the $70 trillion in US Real Estate value from the 0.1% of landmass to the other 99.9% will be epochal. Many RE investors and city managers do not realize that they are swimming naked and that the tide is going down. Very few small towns and villages are truly maximizing on this opportunity. They should be Talent Magnets and Baby Factories. This does not mean the end of cities. The announced economic development project numbers are in for 2024 and what a year it was for Oconee County! The county ranked top ten in South Carolina among the state’s forty-six counties and top three among the Upstate region’s (in all but one metric) ten counties on both a total and per capita basis for the five key project metrics we use. Oconee County is the 18th largest county by population in the state and 5th largest county in the Upstate. It is our goal to exceed those rankings in each metric. Oconee County did just that, showing once again why we are a “top shelf for business” location! It was a phenomenal year thanks to our excellent companies, outstanding business climate, supportive Oconee County officials, and tremendous local and state partners. Interesting Citylab analysis citing, "We find that the projects selected by the Biden Administration were far more likely to be located in counties with higher shares of people of color than the nation overall, while the Trump Administration typically selected projects in Whiter communities. Biden-supported projects were also much more likely to be located in neighborhoods with higher rates of poverty and lower median incomes, compared with the surrounding areas. In an interview with Susan Arbetter on Capital Tonight, Mike Borges calls on NYS leaders to specialize and target state funding to address the unique needs of rural areas. https://lnkd.in/gtsdxFkT . In October, the Rural Housing Coalition released a survey showing that 68% of municipal leaders who responded believe that housing affordability is a major concern in their localities. That same survey also found three major obstacles to building affordable housing: lack of infrastructure, lack of dedicated funding at the state level for rural housing and lack of capacity at the local level.
