At the start of this month, we obtained Gateway 2 approval from the Building Safety Regulator for the conversion of this landmark office building in the centre of Slough to provide 137 premium rental apartments; many benefiting from expansive views over the town and beyond to Windsor Castle and Eton. FRONT. were appointed through Stages 4-5 including CDM and BSA Principal Designer roles. This was our first application with the BSR which was made all the way back in April this year; we want to extend a huge thank you for the due-diligence and expertise of the team that supported the process. Works are commencing on site and we are looking forward to seeing this one take shape and working our way through to Gateway 3 completion. Ensuring Smooth Construction Progress: The Importance of( Clearances) and Coordination In construction, timely clearances and effective coordination are the backbone of smooth project execution. Recently, on a project I’ve been working on, we encountered a few hurdles due to delays in receiving critical clearances and gaps in communication between trades. Clearances: One of the key factors in moving a project forward is securing clearances for various construction phases. Before starting the waterproofing system for the roof slab, it’s essential to obtain clearances from all subcontractors, ensuring there are no pending or related works below the waterproofing system. Delays in these approvals, as we experienced with the roof slabs, cantilevers, and MEP installations, can bring work progress to a standstill, significantly impacting the overall schedule. Coordination: Coordination is equally crucial, especially between civil, MEP, and finishing teams. A lack of communication from subcontractors led to misalignments in tasks, such as the finishing plaster and MEP block openings. Regular coordination meetings help, but more proactive communication is needed to avoid unnecessary delays. Cutting corners in construction will always result in failure of some description, in this case a catastrophic failure of the concrete design of the supporting platform. ⚠️ Other failures of design include the placement of this platform and tank so close to the building, also failure to provide any means of fall protection or prevention devices.
