Earlier this year Marfleet Contractors successfully completed the construction works for our client Harding Homes for this conversion and roof extension of an existing vacant office in a prominent location on the corner of Crouch Street, Colchester. Converted through a mix of permitted development Class MA and full planning to convert the roof space and refresh the façade treatments, the site has delivered 14no 1 and 2-bedroom apartments whilst retaining the existing retail use at ground floor through-out the works. A big congratulations to Marfleet for a brilliant finish on a very tricky site. Finding land for new developments has always been challenging…sometimes commercial property owners are unaware of the development potential for upward extensions. They can be challenging but they often make effective use of existing buildings and land and often create a sustainable form of development with little to no impact on green space. When designed correctly, considering all the constraints, they can bring huge development potential in highly sustainable town and city centre locations. Cannon Clarke Architects assisted a private developer in creating 6 residential flats above a mixed-use setting of ground-floor commercial and first-floor residential which was approved by North Norfolk District Council today. The design retains the mixed-use heritage of the site, complementing the original 1970s architecture, which features a pedestrianised public courtyard and a blend of residential and commercial uses. The new upward development proposal will be clad with vertical architectural boarding with an overall framing of render. The existing brick parapet will be raised to ensure the set-back roof top mass is in proportion to the host building and metal balustrading will form in-board Juliet balconies for the living room areas. The design ensures that no significant overlooking onto neighbouring properties will occur further than at present with the existing first-floor accommodation. When viewing the increased mass of the second-floor extension from street level it is only the roofscapes of the adjacent precinct buildings that are partially obscured. The proposed form being of no greater height than the existing roof crown. Beam projects are transformative but nowhere more so than at Hill House, a contemporary zinc-clad residence that we constructed in South East London. Completed in 2022, this 14-month long project began with the demolition of a 1960s bungalow to make way for this stunning 300 sqm eco home, with a single-storey entrance gallery interlinking a pair of two-storey wings. Joe Wright Architects created voluminous open plan spaces for family living on the upper floor, with feature floor to ceiling windows opening out onto a large outside terrace and panoramic views over the London skyline. Hill House’s eco design minimises energy use, and uses solar panels to store excess heat underground and power a ground source heat pump and mechanical heat recovery ventilation system, whilst its modern design is complemented by architectural planting and a wildflower roof. The original design and planning for Hill House by Delvendahl Martin Architects, was adapted by Joe Wright Architects. The project engineers were Elliott Wood and QS/PM by Beam. Hopefully, recent government moves to speed up local planning decisions and build 1.5 million new homes by 2029 will pave the way for more new-build eco developments like Hill House in the future. A full planning application has been submitted to redevelop a prominent Hackney site with new homes and a commercial unit. The proposal is for 8 one-, two- and three-bed apartments together with a ground floor retail unit, cycle storage and secure amenity space exclusively for residents’ use. “The trio of existing buildings were originally built in the late 19th Century and are typical of the housing style at the time,” explains our associate, Antoine Reaud, who is leading the project. “Simple in form, they have been subject to a series of differing alterations, meaning they have little commonality with the streetscape. “Our proposal has focused on re-establishing continuity with the existing three-storey building line, expressing the retail unit frontage to provide a distinct ‘base’, and recessing the massing to minimise visual impact. “A material palette of brick, terracotta and aluminum provides noticeable differentiation while contemporary detailing responds to the adjacent building and adds visual interest to the façade. “We are hopeful for a positive outcome from this application so that these buildings can be repurposed to help meet housing need in the Borough,” adds Antoine.
