Procured through Procure Partnerships Framework, the project will transform the town centre with: ▪️ A new landmark building for Derbyshire County Council’s Staveley Library and business space. ▪️ Revitalised market square with seating, play areas, and event spaces. ▪️ Enhanced paving, lighting, and planting to improve the visitor experience. Wonderful to see the next phase of PTE designed infil developments with 14 low energy council homes taking shape. Despite being challenging infil sites, the designs make use of our standardised housetypes, helping to manage costs and simplify construction - making this type of site more viable. As well as providing more council homes, the finished schemes will improve urban design and natural surveillance to the surrounding streets and green spaces. We know there is no one-size-fits-all solution to the housing crisis but we think this kind of repeatable intelligent infil is an important tool in the box. Providing more homes in already developed areas improves densities that help to support local services. Also, as I said in a talk I gave last week, make better use of the space you’ve got - and it’s another green field saved 🌳

Plans for an office complex near Forsyth Park advanced after receiving zoning approval from the MPC. The project at West Park Avenue and Whitaker Street will replace the Sterling Seacrest site with a multi-story building and underground parking. The rezoning allows for a larger building footprint and height. Despite neighborhood opposition, the Victorian Neighborhood Association supports the project. It’s a tale of two markets in the New Jersey industrial arena. At one end, occupiers are scrambling for small bay spaces (under 50,000 SF) as that segment is mostly full, with little new supply on the horizon. At the other end, availability rates are in the double digits for properties sized 100,000 SF and up. In fact, there is over 74 million SF of available space across the Garden State in this size bucket, which includes 14 million SF at buildings still under construction. Needless to say, it will take some time to fill the biggest boxes, particularly in South Jersey, where competition for tenants will be fierce with numerous large projects approaching the finish line. #newjersey #industrial #realestate #construction #availability #costar

Paper Streets are a unique opportunity for new housing. Throughout the City of SF, there are many "streets" that were never built, but remain open land. In some areas, like Bernal Heights, these paper streets are far too steep to ever develop for cars, so they have turned them into wonderful trails, stairs, and parks. In some cases, they are overgrown weed patches with treacherous slopes. They could be prime sites for infill housing if the city considered selling these parcels. We have a project at 1039 Hudson Street in the Bayview where we have designed 9 new units on 3 lots. Each lot receives 1 primary dwelling, 1 ADU, and 1 J-ADU. These are family sized units intended for Section 8 housing tenants. The good news is, we sailed through Planning, Building, Fire, and Mechanical reviews. The bad news is, DPW will not allow us to install the street unless our client takes ownership of it as a private driveway. Except, this street serves 6 other parcels, one owned by OCII (formerly Redevelopment) and another by PG&E. Without flexibility for development of these streets to meet the unique needs in our city of hills, all 7 of these lots will go undeveloped. Our housing crisis demands a solution to this problem. Hamilton, Ont.-based Southcoast Developments is seeking to construct a mixed-use commercial, office and residential development on a long-discarded piece of land in Sarnia’s northern Point Edward neighbourhood, reported ConstructConnect. "The 6.9-hectare site sits alongside three critical arteries — Highway 402 leading to the Blue Water Bridge and Michigan, and Christina and North streets. The development, which could feature 1,900 residential units, a hotel, three towers and several retail pods, is slated for the one-time Holmes Foundry site, which for the better part of a century forged parts for the auto industry and was decommissioned in the late 1980s." https://lnkd.in/g5pfiv2e #sarnia #mixeduse #development

Cherry Creek's Landscape Set to Transform: Major Rezoning Milestone Achieved The Cherry Creek West project, a proposed redevelopment of nearly 13 acres at East 1st Avenue and University Boulevard, just cleared a crucial step. Here's what's planned: Rezoning approved for up to 13-story buildings Mixed-use plan: 4 residential buildings, 3 office buildings, restaurants, and services 2,000 spaces of underground parking 4 acres of open space Widened walking and biking paths along the creek 12% affordable housing for those making 60% of area median income The project aims to transform what's currently Elway's steakhouse, a running store, and a large parking lot. Phase 1, ending in 2029, will develop the east side near Cherry Creek Shopping Center. Demolition and utility work are expected to begin in 2026. Boston Borough Council has submitted a planning application for the redevelopment of the Crown House site on the Rosegarth Square regeneration scheme. The Crown House proposal, subject to planning consent, would see a new mixed-use building featuring retail units on the ground floor and apartments on the remaining two storeys above. The scheme will also be enhanced with landscaping, parking and cycle storage to complement the overall Rosegarth Square masterplan. In addition, the council has also submitted demolition notices for both Crown House and the former B&M buildings, marking an important milestone in transforming this area of the town centre.
