Glad to start the week with Senior Housing News coverage of some notable senior living news! Commonwealth Senior Living is about to have a new owner. The management company and 20 communities are set to go to an unnamed buyer, and an additional 7 communities already transitioned to a separate owner and operator. Other key elements of the deal: - The 7 communities traded for $65.4M ($184K per unit). - No price disclosed for the management company/20-property deal, but seller Invesque says price is above depreciated book value of Commonwealth. - Invesque acquired the management company and 20 properties for $340M in 2019. - Invesque CEO Adlai Chester confirmed to me that reducing leverage was primary driver of the deal from the firm's POV; Invesque has been "laser focused" on improving its balance sheet for the last 18 months, Chester said. Invesque still bullish on senior housing. - Commonwealth CEO Earl Parker says the buyer of the management company intends to stick with the Commonwealth team and strategy, and Commonwealth will continue to operate the 20 communities involved in the deal. - Commonwealth's portfolio will number 33 communities overall, in Virginia, Maryland, Pennsylvania, Connecticut and Michigan. - Big priority for Commonwealth is rolling out its Journeys wellness model. From Parker: “It’s for our residents and associates; building personalized, customized lifestyle and care based around what’s important to them, and their individual wants, needs and desires.
