The Co-living residential model provides a combination of both private and communal space - often with a high degree of physical input into the management of the space, from residents. Gleis21 in Vienna (pictured) is an example of this working well in practice and it has some built-in structures to help maintain the social aspect of the model. Two examples of this being: - Residents own a share in the overall company (rather than own specific apartments) - driving buy-in to the whole project - New residents are interviewed by existing tenants before moving in Central Europe in-particular is an area where these longer term Co-living models have performed well and much can be learnt from their models. I had a fantastic time yesterday participating in the "Designing the Ultimate Co-living Space" panel at the PropTech Connect conference alongside Mazin Orfali, Katherine Rose, and George Ahye. Approaching this topic from an investment angle, I explored how co-living developments should be designed to attract institutional investors. Here are some of the key insights we discussed: 1. Future-proofing your asset: Designing flexible communal spaces that can serve multiple purposes ensures they remain active and engaging for residents. As Katherine Rose pointed out, the on-site team plays a critical role by activating these spaces through events and activities. 2. Larger rooms lead to longer stays: A great example of this is Brixton Junction by Node, which offers units averaging 300 sq ft and boasts an average resident stay of 14.7 months, far exceeding the sector average of 9 months. 3. Building a thriving community: While co-living is often viewed as a transitory solution, we're seeing evidence that longer stays are becoming more common.
