When I was growing up in the 1960s, my family treasured holiday shopping in downtown Cleveland-- we'd visit all the big department stores: Higbee's, May Company, Sterling Lindner, and Halle's. In the ensuing decades, all these stores departed for the suburbs, and downtown was the worst for it. But at least those stores didn't ask for public subsidies to finance their departures. Today we have the Cleveland Browns asking the public for $1.2 billion to enable their suburban relocation. Like the department store departures before them, the Browns' proposed suburban dome would hurt the City. It would cannibalize downtown venues such as our convention center and arena, and suburban venues like Crocker Park. A City economic study confirms these impacts. Thankfully, two of our sports franchises (the Cavaliers in 2017, the Guardians in 2021) worked with the public sector on lease extensions tied to renovations of existing facilities. Though neither deal came cheap, they were good deals for the public when compared to the costs that would have accrued had those teams demanded new facilities. And there was hope for a similar outcome when the Browns opened lease discussions with Cleveland Mayor Justin Bibb several years ago. Our $300 million lakefront stadium had received steady repairs coupled with a $130 million renovation in 2014. A 2023 Osborn Engineering study done for the City said the stadium was in good shape with $117 million in capital repairs envisioned in the next decade. The Browns and the City embraced a lakefront vision energized by a renovated stadium. But the Browns shifted gears last spring when they began championing their Brook Park dome scheme. Coincidentally or not, that's when we started hearing false claims from the Browns and their surrogates that the lakefront stadium was "hastily built, poorly constructed, and likely to fall apart in a decade." Local leaders (Mayor Bibb, Cuyahoga County Executive Chris Ronayne, Cuyahoga County Council President Pernel Jones, Jr.) have been clear: a public investment in a Brook Park dome would be bad for the City, bad for the County, and contrary to past State practice of aligning State subsidies with the wishes of local officials. If you concur, kindly consider publicizing your views. As 2024 gives way to 2025, I'm hoping that the Browns decide to return to their original lakefront vision.

This project is good for promoting FAMILY, RESEARCH, and QUALITY OF LIFE in New Jersey. Cardinale Enterprises is seeking equity partners for a three-phase, 222-acre project in Jackson where plans call for a new convention center, two hotels and hundreds of residential units alongside a host of existing retail space and athletic facilities. Brokers with JLL are leading the offering for what’s known as Adventure Crossing USA, which sits just off Interstate 195 and roughly a mile from Six Flags Great Adventure. They noted that the property at 515 Monmouth Road is already home to national credit tenants such as Taco Bell and Starbucks, which operate on long-term ground leases, as well as a large facility known as The Dome at Adventure Crossing that houses a Toptracer Golf and TopGolf Swing Suite, providing a strong foundation for the project’s additional phases. Those plans include a proposed hospitality and event center, JLL said, adding that the site’s flexible in-place zoning allows for the development of up to 1,200 residential units. That includes 228 homes that are fully approved as part of the project’s third phase, with an additional 13.39 acres to be developed. Currently, there are plans for a bowling alley, a cigar lounge and multiple restaurants on land adjacent to The Dome, among other possibilities, JLL said. The firm also noted that the existing space can be transformed into an indoor concert hall with seating for up to 4,900 and a stage or used as a sports venue with a full-size driving range or expo space. “Adventure Crossing is ideally located in the heart of central New Jersey, directly off I-195 providing connectivity from New York City to Philadelphia, and sits between the Garden State Parkway and New Jersey Turnpike, with proximity to the popular northern Jersey Shore points,” JLL wrote in its offering materials. “Nationally renowned Six Flags Great Adventure amusement park is situated adjacent to the property.” Adventure Crossing also has eight full-sized, multisport athletic fields, as well as a field house, which can be converted to outdoor concert space, JLL said. The facility attracts sports teams and families from far and wide, creating a constant demand for lodging food and entertainment. The marketing team includes JLL’s Ryan Robertson, J.B. London Shuffle Club is seeking investors to help drive its growth plans and has rebranded to just Shuffle Club as it looks to expand across the UK and overseas, Propel has learned. Former events organiser Graeme Hawkins founded London Shuffle Club with wife, Nine, in 2016, having previously operated the concept as a pop-up in the Truman Brewery in east London. The business previously operated out of Ebor Street in Shoreditch, a site which it vacated in January, and has just moved into a new home nearby, in the former Beach Blanket Babylon unit in Bethnal Green Road. “We see opportunities across the UK in major cities, and notably, internationally,” Graeme Hawkins told Propel. “We can adapt the offering to suit the space. This year is planned for a second site, and then two a year from then on. At two a year in the UK, we have pipeline for five years, and then international is very exciting, and there’s no limit." "We’ve invested heavily in our head office team and infrastructure so we’re ready to move quickly. The market has changed since we began as a pop-up in 2016 – expectations of fit out and service have increased exponentially. There’s also more competition, but that’s because there’s appetite for what we offer. Trading was tough post covid, but the amount of enquiries and bookings we’ve had without opening the doors paints a good picture. We love shuffleboard and believe its beautiful simplicity, coupled with special interiors, food and drink, is the sweet spot that differentiates us.” The new Bethnal Green site features 12 gaming tables across three floors alongside an enhanced food and drink offering. “Our Ebor Street venue provided an incredible opportunity, but it was never going to be a long-term home for the business,” Hawkins added. “The opening of this site is an exciting step for us that really solidifies the business with a long lease in an area we have traded successfully for years. In the last year, we have worked hard to define our position in the market and have invested in areas across the board to further enhance our product. Expect to find an expanded food and drinks offering and the introduction of tech to enhance, but not dictate, the game playing experience in a beautiful, iconic site. We don’t want to stop there.
