I had one of my best Realtors had had a real dry spell and we had, she had a, she had a triple that week. So she had three deals go under contracts in a week. And one, two, I think the third. All three of them were smart underwear. So the one of them was one that she brought over to me. She's been trying to get this client over to me for months. But they had a, a different lender they had already, you know, engaged with. And this house came up And the only way we were going to compete on this house against cash, this was a really solid cash offer was if I could do my thing and show them we're fully underwritten, we're ready to go and then give them all that confidence. And so they finally, they went to the other lender. The other lender said there's no way I can get you a loan commitment in three to five days. Like that's just not possible in this industry is not going to happen. So they came over to me. It was like 8:00 on a Thursday night course. I talked to them, got them in within an hour of that first phone call, an hour, an hour and a half. I had app in. I have my three checks. I was able to write the power, but approval, the offer went in that night at like 9:30 and we got it by the next morning. Ohh, yeah, it's, it has started to percolate. You know, I'm, I'm definitely pushing it. But you know, like you said, over time, the conversations, like anything we do in this business, it's just the details start to come through. The opportunity of how you can really use it starts to come through. And I'm able to say to these guys, like I had told this agent of mine that we had this, but until she had a moment where it clicked. It didn't click. And now going forward, she's like, this is unbelievable. And she's like, I'm trying not to have it contribute to bad behavior where I send you people at the last moment. But it's amazing to know that you know, you can you can get people ready that quickly and then we can be effective. I mean, you need the little picture too, but the big picture I think still is. Um, so like in my head, you've got this timeline and. You know it's. The way we used to do it, take a loan app, umm, this is what you're expecting to come in, pre approve somebody, help get them under contract and then you do the real work, right? Then there's the underwriting like I think are needing to understand better that what you've done is you've taken this piece that normally sits on this continuum somewhere around here and you pushed it back here. That's what I mean by like that means is that sellers have confidence from the very beginning. Buyers have confidence from the very beginning, right? Like I tell people all the time, I don't know if this helps you guys, but. I tell people all the time when they're trying to understand how this industry works. I'm like this pre approval like. Take a step back for a minute. What does that mean? Literally it tells you right in the word pre approval. So why are there people like me sitting up front? Because I'm the person who's not the underwriter, but I got to do all the financial work to give you as good an idea of possible of whether this is going to work. And I've personally, you guys staked my career on the fact that I've always done way more work up front. So I have sold certainty in my entire career. I'm a financial planner by background. So I've done this work very differently the last two decades and I've been selling from. 2006, I was like, come to me if you want certainty. I have the experience to know if there is an income issue or if I have there's something I need to get up front. I bet that all up front I take all that time. So this whole discussion that I'm having. All of that is around certainty and so much of my client retention from first conversation to the end, and I lose very few clients from first conversation to the end. Is because of that certainty.
