It’s a great little site to keep one of our teams going. We have so much delayed in planning, this is site a perfect opportunity to keep a team going .We have application’s nearly 4 years stuck in planning applications awaiting decisions. Land without planning, is not worth very much. The Funds have to stick an IRR on it of 12%+. I look at deals done in 2016 around the city and only commencing now. The equity in those deals are wiped. But one the best ever things to happen in the country is the RZLT. It was genuinely a genius policy by the government. I see it, Landowners are suddenly willing to negotiate at sensible levels. If the planning system can be fixed. It’ll make housing more affordable in the medium and longer terms.

The 19th December updates to the Capital Funding Guide in relation to building safety seem like a long time ago but many haven’t had the chance to review their policies yet. https://lnkd.in/eDpDiFjA As a reminder, the update included confirmation that where a leaseholder is prevented from selling their home as a result of building safety issues and so wishes to sublet: - Restrictions regarding the level of rent can be relaxed to enable shared owners to meet their ongoing housing costs. - All requests for subletting should be assessed on a case by case basis. - Clear processes need to be in place to ensure any valuations accurately reflect market conditions. - Policies should include whether there are provisions for buying back shared ownership homes and if so under what circumstances. But the review of subletting policies should not be restricted to building safety issues and should ensure: - your policy is consistently applied irrespective of whether a property is grant funded. - your policy is in a clearly accessible and understandable format to be user friendly for leaseholders.
