In the second quarter of 2024, the Federal Home Loan Banks (FHLBanks) reported strong financial results and support for housing finance with increased mortgage purchases, advances, pledged single-family mortgage collateral, and Affordable Housing Program (AHP) assessments. The FHLBanks have committed a record $1 billion in affordable housing and community development grants for 2024 and AHP assessments in the first half of 2024 (funds that will be available in 2025) have already surpassed total assessments for the full year of 2022. Here are 3 key things to consider: 1️⃣ Most programs have income caps. 2️⃣ Using them might make it harder to negotiate offers. 3️⃣ Refinancing might not be possible if you use a grant.
