In 10 months of building Flent, I've met over 200 landlords. Finally found someone who can be our unofficial 'Landlord Of The Year.' Rahul texted me on LinkedIn - he was our first inbound lead tbh. While most reach out to rent, he wanted to list his property with us. Our initial chat quickly turned into a deep dive on Flent. His interest felt more like a startup pitch than a typical landlord conversation. This makes sense, given what he does for work. Helping startups is in his DNA. A couple of things stood out : In a market where most landlords think they're doing tenants a favor, he saw it as a partnership. Actually cared about what's in it for him AND for us. He genuinely gives a damn about his tenants. He doesn't pull the "your tenants, your problem" trigger. When things go south, he's there. Last time I texted him about an issue, he got back in seconds. It's rare to see a landlord who's not just in it for the money. He even gave us some rent-free period to minimize our occupancy risk - a gesture that speaks a lot about his nature. Working with him has been very refreshing. It's a nice reminder of why we started Flent in the first place. Rahul, if you're reading this, thanks for being a real partner. We need more landlords like you :)

In 2023, Skowhegan grew their new entrepreneurial center, received support funding from the Maine Technology Institute, and most recently, received U.S. Economic Development Administration Recompete program funding to the tune of $425,000. The initial success of Maine Downtown Center’s pilot entrepreneurial ecosystem work that resulted in a Senate direct appropriation through U.S. Small Business Administration to expand this work to 10 other Main Street Programs. 3 Lessons on hard work from Trammel Crow, one of Texas's best developers ⬇ ⬇⬇ 1) "Work harder than your competitors, be trustworthy, and want success more than anyone around you" Trammel grew up in poverty. A true rags to riches story, he worked odd jobs and even as a shoe salesman, eventually, by tooth and nail, gaining enough to do his first deal. 2) "The more you give, the more you get back" What he called generous pragmatism, he found that helping others achieve their goals led to his own success. Crow's expansion was partially due to the fact he would take on younger partners in his business. Setting up shop in other markets, they were selected for their drive and potential, as opposed to their pedigree. This gave them a head start in the business, giving them autonomy to run their own shop, and ultimately reap the rewards thereof. 3) "[Crow] loved people, especially people entwined in his business. He made a point of knowing everyone by name" Crow invested in every employee. Paying them above market and treating them well, he made his company into the worldwide powerhouse it is today.

What I Learned: With little to no experience, I learned the keys to identifying and evaluating potential investment properties, connected with seasoned industry professionals and even property managers. My skills were further sharpened by conducting property #valuations, market analysis, and even winning offer #negotiation. When it came to raising capital, there was a unique aspect of the program where we worked in a mock investment analysis team, working with a mentor on a real investment opportunity pitch. Guided by experienced associates, we simulated the entire research and investment process, providing a safe yet realistic environment to apply our learnings. This hands-on approach under the guidance of knowledgeable mentors was instrumental in deepening my understanding of the industry. Special thank you to Daniel Guadagnoli who offered tons of insight from his real experiences in residential investment. An extremely important factor was the flexible schedule, meeting just twice a week, enabling me to have time for other learnings and even manage a small business. This was crucial as I simultaneously led the development of the first physical store for a co-founded venture, An Urgent Revolution - vintage upcycle and resale brand. This balance between education and practical application in my #entrepreneurial venture was perfect for a bustling summer in the vibrant Boston #Seaport.
