Repurposing old buildings for other uses may be the most sustainable strategy moving forward. Which begs the question: what if all the buildings we will ever need have already been built? What do you think? #gensler #genslersingapore #sustainabledesign #repurposing #sustainability

Great article that addresses a key question on building conversions in our downtowns— what other uses besides (or in addition to) residential should we be considering? And what other types of urban amenities are required to support vibrant downtowns?

"In order to meet climate targets, but also other sustainability targets, we'll need to actually stick with what's already built." The idea of not building any new housing during an affordable housing crisis simply won't fly. But what if we converted unused office space to housing to provide at least some additional housing? This kind of recycling of buildings is called 'adaptive reuse' and it's gaining traction in Europe and even here in Ottawa. Reusing a building's shell and converting offices into apartments can save 30% on costs, and construction can be completed in half the time — not to mention the significantly reduced carbon emissions. This video looks into the advantages and challenges of conversion projects, focusing on one in Frankfurt. For example, it turns out that having a bathroom in every unit instead of one bathroom per floor takes a bit of work. But for the 30% of offices that make great candidates for conversion, it can lead to the revitalization of entire neighbourhoods, with apartments, shops, restaurants, green spaces, and offices all in one area. Why don't we just turn empty offices into housing?

Since the pandemic, office space is plentiful and residential real estate supply is inadequate in many global cities. Yet, even if all excess office space were converted into housing in many of these urban areas, the amount of residential space would grow by less than 3 percent.
