A repeat landlord borrower told his broker to get Coastal Capital on the phone after hanging up with his bank. The problem with the bank was the loan request size was too small for them (and they would take weeks instead of days to wire monies.) He needed just under $100,000 and definitely less than 12 months to renovate an existing cash flow property with a 2nd position loan. At just a 55% loan-to-value from an experienced landlord seemed like a deal we couldn't pass up. Plus our investors will be happy earning 14.5%! New Origination - Duplex 7 Bed/3 Bath in Cerritos, CA Loan Amount: $84,600 Position: 2nd Rate: 14.50% CLTV: 55% Appraised Value: $935,000 #hardmoney #realestate #hardmoneylender #privatemoneylenders #privatemoneylender #hardmoneyloans #realestateinvesting #realestateinvestor #investmentproperty #investor #privatemoney #hardmoneyloan #investorswanted #investment #trustdeed #privatelender #hardmoneylending #broker #investing #refinance #smallbusinesslending #californiabusinessloan #realestateinvestment #privatelending #smallbusinessfinancing #realestatefunds #californiarealestate #californiahardmoney #trustdeeds

Man of God, Real Estate Investor, Director of Business Development & Multi Family Acquisitions for Atrium Capital Group, 100M AUM, Podcast Co-Host (We're Invested: Real Estate Podcast)
Real Estate Term of the Week “Closing Costs” Closing costs are the fees and expenses a buyer and seller must pay to complete a real estate transaction. They typically include loan origination fees, appraisal fees, title insurance, escrow fees, recording fees, and attorney fees. For example, if a buyer takes out a mortgage, they may need to pay loan origination fees to the lender, an appraisal fee to determine the property's value, and title insurance to protect against potential title issues. Sellers might pay agent commissions and prorated property taxes. For underwriting purposes we usually underwrite 1.25% of the purchase price for closing costs. #realestate #business #multifamily #acqusitions Atrium Capital Group Atrium Management Company
