A few months ago, Griffis Residential Seattle Waterfront revealed its refreshed amenity spaces to residents. GLY's Interiors + Special Projects [ISP] team completed 10,000 SF of improvements on levels 1 and 16 of the apartment building, which is located just a block from the water in Pioneer Square. Do nice rooftop amenities have to expensive and overly complicated? I don't think so and this is a good example. In the image we designed a series of repeating rooftop spaces each with a specific amenity, either a barbecue/outdoor eating or a fire pit/lounge space. The materials were simple, the overhead was just bistro lights, the separation was just a basic raised planter/curb. The views were great so we didn't really have to do too much or overcomplicate the design and detailing, which ultimately saved the client money. We provided multiple uses, comfortable seating and let the space stand on it's own with a few key elements mixed in. All the feedback we've seen is this place is knock out at night, even with the series of spaces they are often all full and you have to get here early to claim a spot. What do you think? One of the challenges with the so-called "micro units" is that everything they lose in size, they also lose in functionality and appeal. Not to mention the name "micro"... But what if these smaller, more affordable apartments could expand at the touch of a button, to give you the function of a much bigger unit? The walk-in-closet, the office, the living room, the bedroom, etc. At Ori we call them Expandable Apartments. This one below is an Ori Expandable Studio. More soon on Ori 1, 2 and 3 Bedrooms : )

Recently listed by me: A stellar example of a new kind of urban-infill housing. The Bento Box houses are a small-lot subdivision. They lay out as townhouses (a bit like NY brownstones or D.C/Baltimore row-houses); but unlike the condominium versions in California, they are fully separate (with massively-engineered steel frames: Building codes require that even in a large seismic event the houses don't sway *even half and inch!*; that is touch over the 1-inch air gap) and there are no monthly dues. Full, SFR fee-simple ownership, and the better financing that brings with it. And then there are the views ... this corner house has the best of all of them: On the topmost level, the Hollywood Sign from the east-facing roof deck (with gas fireplace), Downtown LA's skyline, skyscrapers on Wilshire, the lit-up glass sphere of the Academy Museum at Fairfax, the Pacific Design Center, Century City....
