I was able to pull a few interesting points Dr. Peter Linneman made on The Walker Webcast from Thursday (thanks for the recommendation Don Brenneman). 1. Multifamily will slow down through the remainder of the year and the first half of 2025 as new supply comes online and rents begin to stabilize. I think this is a fair assessment, but will certainly be market dependent as construction has not been spread evenly across the country. The data I've seen in market reports show a slowdown in multifamily construction starts following a peak in Q2 2022. It appears markets in the Southeast may be most affected. 2. Single-family shortage will continue due to NIMBYism. This is an interesting point, and may be hard to quantify. However, it does ring true based on some of the issues I've seen reported in markets with extremely high housing costs, like California and Massachusetts. While anecdotal, I think it does point to a broad issue we face for reconciling the fact that the stated goal of making housing more affordable does not align with the actions many localities take to prevent housing projects from moving forward. 3. Linnneman still expects a rate drop of 75-200bps this year. If I was a betting man, I'd put my money on the lower end of Linneman's range for rate cuts.
