Curious about the long-term effectiveness of deep retrofits?   We’re excited to share that Marion Baeli, Principal of Sustainability Transformation from our 10 Design team and Julie Godefroy, Head of Net Zero Policy at CIBSE, have released a groundbreaking study - Retrofit Revisit. This project, supported by Innovate UK, part of UK Research and Innovation, Historic England, 10 Design, Studio PDP, and produced in collaboration with industry experts, examines the performance of ten housing projects across different archetypes and locations a decade after their initial deep retrofits.   The results are in: despite minor fluctuations over time, retrofitted homes outperform non-retrofitted housing in terms of energy efficiency. Residents have reported a marked increase in comfort during colder months and a noticeable decrease in energy bills.   "In publishing "Retrofit Revisit," our goal is to boost confidence in the lasting benefits of retrofitting while also emphasizing the insights gained from building performance evaluations and identifying areas needing further research to ensure the reliability and longevity of building fabric and operations. Through this collaborative research effort, we aim to support the nationwide retrofitting of existing homes across the UK." 🏗 While modern buildings adhere to high standards, many existing buildings date back to an era unconcerned with energy efficiency, featuring outdated insulation, inefficient HVAC systems, and single-pane windows causing significant energy loss. Enhancing their energy performance is vital not only from an environmental viewpoint. It also makes economic sense as these buildings incur higher operating costs and are at risk of becoming stranded assets. Despite the urgency, renovation rates lag behind what is necessary to reach the EU’s climate targets. Europe's current annual #renovation rate (~1%) falls short of the necessary 2% to achieve climate goals. Declining productivity, labour shortages, and escalating energy and material costs further complicate energy renovation, making it economically challenging. This situation underscores the need for a more industrialised and streamlined approach to energy renovation. And this is where our latest investment, ecoworks, provides tremendous value. ecoworks reduces built environment emissions by industrialising the retrofitting buildings through digital planning tools and offsite, prefab serial production of new building envelopes. Lessons from UKREiiF real estate event: - Chris Paul rightly pointed out 'the market naturally defaults to what is easy to measure - Environment metrics. Social performance is an opportunity for the market'. 110% agree with this; and why we invested 5+ years into creating the Real Estate Wellbeing Metric, measuring how buildings influence the health and wellbeing of occupants overtime; alongside delivering and measuring the most valuable social impact initiative program for investors. - Jane Wakiwaka said Physical and Transition Risks of real estate assets rely on both the individual buildings resilience AND the local infrastructure working in tandem. For e.g. it is great if your building is resilient against flood risk, but it is pointless if the local rail line / roads / infrastructure are underwater and no one can get to the building. Therefore assessing both building and local infrastructure risks are essential for long term resilience. Reminder - how reliant is London on the Thames Barrier??? - Faye Dasi-Sutton expertly outlined that sustainability definitions are consistently inconsistent; asking the question how can we have inclusive, meaningful conversations to evolve sustainability if people are confused or have different understanding of a term?? Wholeheartedly agree; and while the industry navigates this point we advocate communicating specifically to each stakeholder in a language that is specific to them and their interests in your building. For e.g. engaging a building occupant about the wellbeing benefits they will get is very very different language to engaging an insurer on reduced risk of claims due to happier occupants. Communication style must adapt specifically to each stakeholder. This is a non-negotiable and something we see developers get wrong.

"Smart" solutions become more and more popular, with homes being increasingly automated. ☘️ Sustainable development is the dominant trend. Renewable energy sources and pollution reduction are becoming the norm. Also, predictive maintenance, which recently gained popularity, plays a crucial role in extending equipment lifespan and reducing resource waste. 🚀 Smart technologies have taken over the real estate market. More and more processes are automated or remotely controlled, enhancing not only convenience but also security. Intelligent monitoring and efficient energy management based on data collection are just the tip of the technology iceberg. 🗺️ Increasingly, buildings are designed with a focus on providing a positive user experience. Comfort, flexibility, a rich array of entertainment options, and amenities are the new must-haves in real estate. Both office and residential spaces should include fitness facilities, restaurants, and other areas dedicated to holistic well-being. We are moving towards elevating the standards of living and working, with technology and thoughtful planning leading the way.
