I lasted 3 years managing my 104 tenant real estate portfolio with my last third-party property manager. And I wasn't getting the results I needed… It was frustrating. It was costly. And I faced a string of evictions, over $22,000 in related fees, and severe damage due to poor tenant screening. Why? 1- Lack of effective tenant screening led to problematic tenants. 2- The third-party company wasn't incentivized enough to prioritize my properties. 3- The company's broad client base meant my individual success wasn't their focus. Last December, I made the decision to hire my own in-house property management team. - I had to overcome the challenge of establishing a new team from scratch - I had to deal with the initial financial strain of transitioning from third-party to in-house - I had to go through a string of hires - And most importantly, I had to take accountability. But today: - I’m empowered. - I’m in control. - I’m seeing better results. Big lesson here: → Incentives Matter. It’s hard to have a company think like an owner when you pay like an employee. Most agents will work with either buyers or sellers, but it's SO important to have someone who works with both! Think about it: if you have someone who works only with buyers, they won’t know how a listing agent thinks and how to nab a dream property! This past January I stepped away from Condo Management. It was time for a change. I used my pause to review my career path and to heal from some major life changes that I never took the time to process. Like many, during Covid and through other personal upheavals, I took no time off. In fact, I went almost 3 years with barely any extra personal time and to be clear, this was my choice and in retrospect, not a healthy one but what I’ve learned about who I want to be and who I want to spend my career with, has been invaluable. As a Condo Manager, I’ve been so lucky to have been mentored by some amazing strong, intelligent, and empowered women. Some of the best in our industry. I’m hoping that in my management future, someone will also say that about me. I want to be as good as the women who previously guided my career. I'm popping in to say, “I'm Back!” and I can't wait to find that next Toronto High Rise Condo Corp. who is looking for a great Condo Manager.
