It was great hosting Matt Pace, Head of Global Relationship Management, Cohen & Steers, in New Zealand last week to talk to clients and prospects. One of the key takeaways from his presentation was the growing presence of next generation property types in the listed property market, as illustrated in the chart below. The opportunity set of data centers, self storage, single family homes, cell towers, continues to evolve, as core sectors such as office, continue to be a smaller part of the listed property universe. Another key takeaway was the importance of active management in the asset class, due to the high dispersion of returns within different sub-sectors, and geographies, of the listed property market.
