Creative reuse of an existing building in Kingston GRID's expertise in converting, extending and reusing existing buildings was put to the test at 146-152 Clarence Street in Kingston Upon Thames. The brief was to maximise the residential opportunity of the upper floors whilst maintaining the operation of a Wilko store (at the time) on the lower floors. As our video shows: - The structural grid and facade worked perfectly for residential to be inserted at the three upper floors - The concrete frame had capacity for three extra floors - The set back top floor allowed us to give the building a 'crown' This project will deliver 55 dwellings in the centre of Kingston. #highgatecapital #bmor #aon #kingston #reuse #retrofit #ReesPartnershipDesign #LUC

Timber isn't just great for new builds; 𝐢𝐭'𝐬 𝐚𝐥𝐬𝐨 𝐚 𝐠𝐨𝐨𝐝 𝐦𝐚𝐭𝐞𝐫𝐢𝐚𝐥 𝐭𝐨 𝐮𝐬𝐞 𝐰𝐡𝐞𝐧 𝐫𝐞𝐧𝐨𝐯𝐚𝐭𝐢𝐧𝐠 𝐨𝐥𝐝 𝐚𝐧𝐝 𝐡𝐢𝐬𝐭𝐨𝐫𝐢𝐜 𝐛𝐮𝐢𝐥𝐝𝐢𝐧𝐠𝐬. As a Grade-II listed building, the former Arding & Hobbs department store had some unique requirements — including 𝐭𝐢𝐠𝐡𝐭 𝐥𝐨𝐚𝐝𝐢𝐧𝐠 𝐜𝐨𝐧𝐬𝐭𝐫𝐚𝐢𝐧𝐭𝐬. Timber's lightweight properties made it a suitable material for a rooftop extension without increasing the project's environmental footprint. The building also includes a commercial unit completed to the ‘shell’ level on the lower ground floor, with associated public realm spaces around the perimeter and the provision of a temporary car park separate from the site. #TBT to one of our largest projects, which saw us transform a disused office block in Portsmouth into 153 apartments for students. The £11m design-and-build project also required the construction of two ground-floor retail units. Our team enhanced the building’s exterior with a new roof and masonry for the curtain walling system. All windows were replaced with high-specification Schüco windows combined with green glazed panels to bring colour to the scheme. The windows were manufactured using anodised aluminium on the outside to increase durability and improve aesthetics. Following a design recommendation from Vale Southern, a polyester powder was used to coat the inside of the windows, enabling any future repairs to be carried out more easily and cost-effectively. Internally, the new flats include studios with designated study areas, and apartments with en-suite bathrooms. Mechanical and electrical services were installed, plus two lifts. 🚧 Major Progress on Our Woolwich HMO Project! 🚧 In this Week 2 update, I break down what we’ve achieved so far: 🔨 3-Metre Extension: Foundation laid and the manhole moved for the extension. The concrete’s in, and it’s taking shape! 🙌 🏠 Room Expansions: We resized a sitting area to meet HMO standards, now at 7 sqm. Not only that, but we also splitted the old bathroom to create en-suite for two rooms. Knocked down walls to maximize space, including a new ensuite for the top floor’s biggest room! 💡 Electrical Work: We started installing cables for lighting and bathrooms, working from the top down.
