. Today, I want to share one of the most significant projects that I take great pride in, one that has reinforced my belief that every problem has a solution, especially with the support of an exceptional work team and dedicated managers.
**Project Overview: Modification of the Booster Pump (Loop Pump)**
During the inspection of the booster pump, we identified that the mechanical seal was responsible for some operational issues. Unfortunately, the specific mechanical seal from the pump manufacturer was not readily available in the local market, and it was rather expensive. After we received the necessary spare parts, we performed the maintenance work and returned the pump to operation. However, within less than three months, the mechanical seal began to fail again, primarily due to insufficient material durability and the absence of a proper cooling system for the mechanical seal.
To address these challenges, we modified the project by separating the gear assembly from the material transport section and redesigning the mechanical seal seat. This new design incorporates a mechanical seal that is widely available in the local market and is compatible with the pump’s distribution requirements. Additionally, we established a dedicated cooling area for the mechanical seal.
Through extensive effort and thorough analysis, we achieved significant progress. I am pleased to report that this maintenance project was incredibly successful and was completed at a cost lower than that of the original mechanical seal. As a result, the entire system was optimized, leading to increased overall efficiency, reduced spare part expenses, and improved availability of parts in the local market.

It’s important to consider clear access for filter removal when setting out fan coil units.
If the biggest panel filter is say 600mm wide, we make sure to have at least 650mm clear access space for filter removal.
When space is particularly tight, we may opt for smaller modules e.g. 2 x 300mm in lieu of 1 x 600mm, but then ideally the installation team will add some foam seals to reduce bypass air at the junction between modules.
We try to stick with 2 or 3 standard filter sizes across a project for ease of procurement, installation and maintenance.
Imagine if every filter was a different size, it will take a maintenance tech an eye watering amount of time to figure out which sizes go where. How many different spares should they keep on site? etc

5. Efficiency of air cooled chiller may be lower than vrf as with vrf, there is only direct heat exchange between refrigerant and air. With air cooled chiller, there is water and refrigerant involved. However, with water cooled chiller, it may not be so as it is easier to remove heat from water evaporation. Water cooled positive displacement chiller may work well with inverter technology under part load. While the water cooled centrifugal chiller may come with multiple compressors on inverter that can increase the operation time of part load with inverter mode only when it is the most efficient.
6. But major cons is plant room space and cost. In terms of maintenance, vrf still encounters problems with their txv valves at fan coil unit. So, the trick is to have spares for each model to have minimum downtime.
