Laguna Gardens, a 341-unit garden-style apartment development in Miami Gardens, received its temporary certificate of occupancy and has started move-ins. The project by South Florida’s Cymbal DLT Companies is among the first in Florida to be developed under the state’s Live Local Act, which aims to increase the supply of affordable housing in expensive areas. Tenants earning at or below 120% of the area’s median income qualify for reduced rent. Located at 20775 NW 17th Ave., the community comprises 10 low-rise buildings on 14 acres next to Miami’s Hard Rock Stadium. Four of the buildings are welcoming tenants, and the remainder is expected to open by this summer. We put together a feasibility study to provide a concrete example of how funds from I-137 might be used to create housing abundance on city-owned land that is currently just sitting vacant. New life is expected to come to an old tower, as developers are pressing ahead with converting the former First National Bank building at 115 Pine Ave into housing. Preserved in its early 19th-century design, the historically registered building would be converted from offices into 70 residential units, pending the approval of the Long Beach Planning Bureau. Plan for 117 apartments in Crewe town centre commercial buildings ...but only 24 parking spaces ????? Also the Youth Zone next door (if it ever gets built that is, the start of building is long behind schedule) has virtually no parking spaces. These developments have totally inadequate parking provision. How can they possibly get planning permission? If these developments go ahead there will be parking chaos and danger in that part of Central Crewe and the blame for that will lay firmly in the hands of Labour run #CheshireEast https://lnkd.in/euWA77y8

Building higher-density affordable housing may be the solution, but who will build it? "Jonathan Culley, who with his wife, Catherine, runs Redfern Properties, is responsible for Portland’s tallest building, the new 18-story Casco tower near Monument Square. It’s a mix of studio and one-bedroom apartments, marketed to young professionals and older folks looking to downsize. It’s not a luxury building, but the units are clean, modern and energy-efficient. Rents range from $1,700 to $2,200 a month, though some units cost more." "The building was approved when a city ordinance required that 10% of units be affordable. Now the requirement is 25% of units in all new housing developments with 10 units or more, a standard Culley finds prohibitive." "City of Yes": With over 12,100 new apartments under construction as of March 2024, representing a 16% increase in local inventory, Jersey City is setting a high bar for urban development. In 2024, Jersey City is expected to complete approximately 8,000 new apartments as part of ongoing and upcoming developments. This proactive approach stands in stark contrast to New York City, which, despite its much larger population of 8.3 million compared to Jersey City's 292,000 residents, is projected to complete only about 11,000 new housing units this year.
