What sets an MEP quantity surveyor apart from the others is their ability to read what can't be seen in a drawing. By not shown in a drawing, what do you mean now? - Ancillaries Ancillaries such as dampers and valves are typically indicated under the general notes of each drawing, which many individuals overlook, and don't appear in the drawings themselves. - The Drops The drops for cables, ducts, containments, and pipes are typically taken to be in accordance with standard procedures. If each piece of equipment or system has detailed drawings available, they are typically referred to as long as they are scaled. These drops are frequently omitted from the takeoff sheet, which can significantly affect the agreed-upon final contract price and the final measurements. - The Verticals Schematics provide an overview of the various MEP systems' vertical distribution within a building, but they are typically not scaled. Referring to the civil drawings where floor to floor height will be displayed is necessary for measuring this length. Most of the times these measurements are either neglected or taken for granted as the standard floor to ceiling height for every level. So maybe these pointers will come in handy the next time you execute the takeoff. Have you ever considered the impact of location on pricing for pipe installations? Many MEP Quantity Surveyors often apply uniform rates for pipe installations without accounting for the specific location. In the following footage, observe the meticulous installation of 32mm PPR PN10 Pipes within a spacious plumbing shaft in high rise building. The corresponding BOQ item description reads as: "Supply and installation of 32mm PPR PN10 pipes clipped to wall/chased to wall." Now, envision a scenario where the plumbing shaft narrows as it reaches to different floors, creating a highly compacted confined working space for plumbers. This requires additional labor hours and poses challenges in achieving the same level of precision depicted in the video, potentially requiring higher labor rates. Furthermore, consider the implications of a considerable number of typical floors, leading to a multiplication of quantities of the same work item. In such cases, under-quoted items which are priced without considering the location can result in significant losses, especially in remeasurement contracts. MEP Quantity Surveyors should exercise caution and take into account the installation location during the precontract stage, particularly when it comes to pricing.
