Happy Fri-yay!! Leasing Tip of the Day 🚨 Make follow-ups a non-negotiable part of your team’s routine! Too often, when I visit properties, I notice 50+ follow-ups sitting in the queue, already past three days. Here’s the hard truth…If you haven’t reached out within three days, you’re likely losing that lease, because you can bet your competitors are staying on top of their follow-ups.( OK, ok at least the successful ones 🤭) Set a standard that every prospect gets a follow-up when they leave, within 24 hours, and again in 2-3 days. Consistent, prompt follow-ups show prospects you’re committed to helping them find their new home, keeping your property top of mind and miles ahead of the competition.

While I understand that this question is typically among the first few asked, revealing the price too early can inadvertently drive away potential leads. Instead of rushing to provide answers, it's important to recognize that it's not just about answering every question from the lead; it's about fostering a connection with the prospect and nurturing their interest in the property beyond its monthly cost! 𝗦𝘁𝗮𝗿𝘁 𝗘𝗮𝗿𝗹𝘆: Negotiating with time on your side gives you the upper hand. A rushed decision might lead to unfavorable terms. 𝟮. 𝗟𝗲𝘃𝗲𝗿𝗮𝗴𝗲 𝗠𝗮𝗿𝗸𝗲𝘁 𝗗𝗮𝘁𝗮: Your broker knows the local market and can use comparable data to negotiate better terms. Understanding current trends helps you avoid overpaying. 𝟯. 𝗖𝘂𝘀𝘁𝗼𝗺𝗶𝘇𝗲 𝗬𝗼𝘂𝗿 𝗟𝗲𝗮𝘀𝗲: Avoid cookie-cutter leases. Negotiate terms like rent abatement, tenant improvements (TI), operating expenses, and renewal options. 𝗠𝘂𝘀𝘁-𝗞𝗻𝗼𝘄 𝗧𝗲𝗿𝗺𝘀: • 𝗧𝗿𝗶𝗽𝗹𝗲 𝗡𝗲𝘁 (𝗡𝗡𝗡): You pay base rent, property taxes, insurance, and maintenance. These are calculated based on your percentage of the building’s space. • 𝗚𝗿𝗼𝘀𝘀 𝗟𝗲𝗮𝘀𝗲: You pay a flat monthly rate that covers all expenses and compare gross leases to triple net leases. • 𝗥𝗲𝗻𝘁𝗮𝗯𝗹𝗲 𝘃𝘀. Some leases offer rent-free periods for build-out time, so ensure you understand when payments begin. • 𝗖𝗣𝗜 𝗔𝗱𝗷𝘂𝘀𝘁𝗺𝗲𝗻𝘁𝘀: Rent can increase annually based on the Consumer Price Index (CPI). Ensure adjustment clauses are clear in your lease to avoid surprise rent hikes. • 𝗔𝗯𝗮𝘁𝗲𝗱 𝗥𝗲𝗻𝘁: Landlords often offer rent abatement (free rent) at the start of the lease. Factor this into your negotiation, which can help with cash flow. • 𝗧𝗲𝗻𝗮𝗻𝘁 𝗜𝗺𝗽𝗿𝗼𝘃𝗲𝗺𝗲𝗻𝘁𝘀 (𝗧𝗜): Landlords might cover the cost of space improvements, but negotiate to ensure the budget fits your needs. If you're handling improvements, see if you can get a reduced rent rate. 𝗔𝘃𝗼𝗶𝗱 𝗧𝗵𝗲𝘀𝗲 𝗣𝗶𝘁𝗳𝗮𝗹𝗹𝘀: 𝟭. 𝗩𝗮𝗴𝘂𝗲 𝗥𝗲𝗻𝗲𝘄𝗮𝗹 𝗧𝗲𝗿𝗺𝘀: Ensure renewal options about future rent adjustments are clear. Avoid ambiguous phrases like 'to be negotiated'—lock in specifics early to avoid a rent shock later. 𝟮. 𝗢𝘃𝗲𝗿𝗽𝗮𝘆𝗶𝗻𝗴 𝗳𝗼𝗿 𝗖𝗼𝗺𝗺𝗼𝗻 𝗔𝗿𝗲𝗮𝘀: Always review the landlord's calculations and confirm common areas are reflected accurately in your rent calculations. 𝟯.
