According to a study conducted by the Austin Board of Realtors, The city of Austin has an estimated 50% shortage of homes considered affordable to a 4-person household earning a median family income of 80% MFI or less (annual income of $93,450 or less). That equates to an estimated 211,023 homes that are needed to fill the demand for families in this income range. If you aren't watching what Harris County is doing, you should definitely check it out! The affordable housing team is an incredible crew of passionate and brilliant folks! This is exciting to see the progress.... "As of July 2024, the land trust program has helped 48 families close on a home, with 11 families using federal funding. Seven more families are currently navigating the process and are expected to close on a home next month, according to Harris HCD. "We are putting together our tools and resources," said Thao Cotis, Executive Director of the Harris HCD. "I don’t think you can turn on the radio without hearing about the challenge of affordable housing." The numbers back up Cotis' assessment. Real estate prices have been squeezing out buyers, particularly low-income families, from the market. In Harris County, the median price for a single-family home is $313,774, according to ATTOM, an industry research firm. Single-family home prices in the city of Houston average up even higher at $432,090, according to the Houston Association of Realtors’ June data. The affordability gap —which is defined as the difference between what a family can afford versus market rates—widened by 275 percent in Harris County and 54 percent in Houston, making homeownership just out of reach for average families, even those that are earning $100,000 per year, according to Rice University’s Kinder Institute for Urban Research."
