As part of the forthcoming updates in the Planning System, the Housing Delivery tests applied to Local Authorities indicate that as many as 110 Authorities may fall below the required level and have the 'Presumption in favour' of new development imposed upon them. Of personal interest is the Isle of Wight, where we are looking to establish ourselves to provide Planning, Architectural and Surveying services to Landowners or Developers who might require them. The attached screenshot (From Planning Magazine) indicates the Isle of Wight Council will likely fall within the Presumption, as their New Local Plan hasn't been adopted yet; Though this is not uncommon, it certainly does pose a concern for Councils at a time where resources are already stretched. It is clear that not enough homes (And perhaps more importantly to some sections of the community) the right type of homes, are being built; The problem with Authorities who face the presumption in favour of new development, is that they are going to be unable to plan effectively for the entire District, when trying to defend decisions or Appeals for rather more piecemeal development.

Legalizing More Housing Construction with State and Local Innovations

This is Alison. Alison works for a very well known national developer. Her and I had an argument last year. 😠 In the end she was proved right. Here is what happened... In 2022 Alison's company received a refusal for a high rise apartment development in South Yarra from City of Stonnington. She wanted advice about how to get the development approved. After initially reviewing councils refusal and the history, I thought that the design was good and a second application to council with some amendments would be approved. The first application took 18 months and was ultimately refused, so Alison was not convinced. We then explored the pros and cons of appealing the council refusal at VCAT. We have started preparations on a new application for Alison for a development in nearby Prahran. 90% + of all planning applications lodged at local government get approved. Refusals are not as common as you might think. When they do occur, the pros and cons of reapplying compared to lodging an appeal need to be considered to make an informed decision. In Alison's case it was better to appeal. Your case might be the same. Next phase of major Wiltshire development gets go-ahead 🏘️✅ The go-ahead has been given to build the next phase of homes at the major Jubilee Gardens development in Warminster, Wiltshire. The approval for builder Persimmon Homes Wessex - for 193 homes - is the third phase of a wider scheme to build up to 1,000 homes at the site. 🏠✨ A veteran Sunshine Coast builder has just completed nine modular homes as part of a project that is helping address housing challenges in remote communities such as Thursday Island. Oly Homes based in Yandina and Cooroy, demonstrated the region's large-scale manufacturing capabilities with this project. Eighteen trucks transported the homes via Cairns, covering over 2000km by road, sea and barge in a carefully planned logistical operation. Designed for the local climate and cultural needs, the homes were delivered in partnership with the Queensland Government and the Uniting Church in Australia. Oly Homes General Manager Steven Nousala said modular homes provided a practical solution for remote communities. “Modular homes provide a great solution for communities where land supply and construction costs make traditional builds more difficult.
