Our Property team is always looking for exciting opportunities that will push the impact agenda. The nascent UK #Coliving sector is one of those opportunities – and it is here to stay.   UK market penetration and maturity is still at a relatively early stage. But multiple parties are invested in its potential. Leah Lang, the Queensland State Government Architect, is leading the government's MMC program for housing. Her team is making some good headway with modular as a method of MMC, particularly to support social housing, key worker accomodation and emergency response. It was fantastic to have Leah join our community practice on Housing Diversity today, hosted at Urbis. The practice includes all the peak and industry bodies across the entire housing system. We discussed where the modular program is heading in the short term, including the Queensland Government’s recent announcement to procure up to 600 modular homes by the end of this year, and where the program and industry might be heading in the longer term as well. While there are some differing views on what more we could be doing in the wider MMC space, and how much of it, we all agree that the program needs to be ambitious and play a key role in our future housing supply pipeline. Leah's energy and enthusiasm for this agenda is inspiring. Thank you for taking the time to join us and for making yourself available to industry. We greatly appreciate it. It’s my understanding that the government will look to go back out to industry for a further EOI opportunity to be involved in the program later this year, and that’s critical to get more industry involvement. ❤️ Social Value and 🌍 Sustainability in Peterborough Professor Ross Renton, Principal at ARU Peterborough, describes the importance of building in social value and sustainability into the delivery of his Phase 3 Living Lab. By working closely with all the key stakeholders and using our #CarboniCa tool, we managed to save 258.2 tonnes of carbon from RIBA stage 3 to 5, whilst also delivering £74 million of social value impact in the local community. The Coreus team recently held its 'London Retrofit Market Update' roundtable discussion. Hosted at the fabulous Home Grown Club - private members, 18 industry leaders that included architects, contractors and funders joined the discussion to assess how ambitious government retrofit targets. Guests at the event explored the challenges, opportunities, and strategies for retrofitting buildings in London and looked at how this is aligning with the city’s sustainability goals, carbon reduction targets, and housing needs. Coreus has recently opened its offices in London and has ambitious plans, working with city leaders to support construction projects and improve sustainability outcomes for buildings in the city. Following the adoption of Greater Manchester's Places for Everyone spatial strategy earlier this year, Shoosmiths brought together real estate experts for a roundtable discussion on the plan and approaches to new development, redevelopment, renewable energy provision, and decarbonisation. While the focus is on unlocking new regeneration and development opportunities, the plan also emphasises the ‘aim to maximise its economic, social, and environmental benefits simultaneously, minimise adverse impacts, utilise sustainable construction techniques, and actively seek opportunities to secure net gains across all objectives.’ This presents a challenge for developers, building owners, occupiers, and investors that are already navigating evolving legislation and broader environmental risks. How to retrofit unsustainable commercial buildings and why landlords will be stranded if they don’t. From #housebuilding to hospitals, the industry is abuzz with new ideas about #sustainablebuildings. There is less talk about the UK’s existing, mostly carbon-unfriendly commercial buildings, particularly those unloved ones struggling to find tenants in a post-Covid agile age. When Watts Group Limited attended the zero carbon property conference FOOTPRINT 2024, the focus was firmly on new builds such as the Velindre Cancer Centre in Wales where local materials are being sourced for construction and the Sara Cultural Centre in Skelleftea, Sweden, which at 75m is one of the tallest timber buildings in the world and a carbon negative template for high rise construction. https://lnkd.in/egB58_Dx It wasn’t all about new builds. On Foot Print’s retrofit stage, we heard from John Christophers RIBA, a campaigning architect who has retrofitted 2,000 homes in his home town of Balsall Heath using a little-known pot of local authority money.
