If you’ve considered investing in student accommodation, the prospects for it are stronger than ever before. 1 in 12 properties are being rented to students across the UK but in towns such as Bath, Oxford and Coventry the proportions are approximately 1 in 2 according to HESA. They also found that student numbers over the last five year has increased 22% across the UK And as this graphic shows, the level of current Purpose Built Student Accommodation can only actually accommodate 50% of all the students currently, placing a huge demand on the Private Rented Sector to provide the other half. All positive signs for landlords wanting to invest into the student market. Correlation is not necessarily causation, but… Rental growth in capital city rental markets since international borders re-opened in December 2021 has been inversely related to their provision of Purpose-Built Student Accommodation (PBSA) beds relative to international students. That is, those with the lowest provision, such as Sydney and Perth, have experienced the largest increases in asking rents in this time. In contrast, Canberra, which has the highest provision (and where the Australian National University is able to offer an accommodation guarantee to new students) has experienced only modest rental growth. While there are many caveats to the chart below, it nevertheless highlights the benefits if the Higher Education sector to stepped up to the plate to provide more accommodation for its growing international student intake. Adequate non-market housing aids their students by sheltering them from the challenges of the broader rental market in times such as these, while also somewhat insulating the rest of the rental market from spillover effects on rents that may result due to variations in student demand. Whether it's universities setting up bunk beds in common rooms for emergency housing or students resorting to camping out overnight to secure a bed, the struggle for accommodation during Freshers Week is a common story in university towns and cities nationwide. To gain a better understanding of the current supply and demand dynamics in the purpose-built student accommodation (PBSA) market, we have analyzed data from 20 of the largest student cities.
