The Resort area of Baldwin County (all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Rd/180) reported decreases in Average Sales Price and Total Closed Sales. Average sales price saw a 3.5% decrease from March 2023, resulting in an average of $701,438. Additionally, Total Closed Sales dropped as 142 properties sold in March 2024, compared to 191 in March 2023. Listings spent more time on the on market at an average of 91 days, compared to just 81 days the year prior. Ben used to think hospitality was about location and luxury amenities. Then COVID wiped out his business. Standing in front of undeveloped land in Texas, he made a decision that seemed crazy at the time: He'd build something that didn't exist. Not another hotel. Not another resort. But glass treehouses and floating suites that looked like they belonged in a dream. Everyone had opinions: "You need hospitality experience" "You need construction background" "You can't charge premium rates in Texas" "You need a massive marketing budget" Ben ignored them all. First unit opened. Then another. Each one completely different from anything else in the market. Started at $500 a night. Hit 80% occupancy immediately. Now his premium units command $15,000 per night. But here's what really changed the game: He didn't spend money on ads. Built spaces so unique, guests marketed for them. One post. One million views. Zero to 17,000 followers overnight. Today his properties operate at 50% margins in an industry that averages 15-35%. The lesson? The market rewards what doesn't exist yet.
