I recently had the honor to join Dave Zook, Patrick Grimes, and Bronson Hill at The Alternative Investment Summit. One of the topics we discussed the current state of the market. Contrary to current news trends, commercial real estate is on sound footing. Just ask operators who are trying to buy in this market. Besides one-off acquisitions, the only real distress is coming from multifamily operators whose projects have floating-rate debt and have tapped out insurance reserves. Most of these deals have paused their distributions, some have issued capital calls, and others are doing far worse but are working with their lenders to a resolution. So you may never see those deals changing hands in their distressed form. Even as a passive investor, you need to understand this moment. The investors who are in these deals certainly do, but that doesn't mean you can't learn from their mistakes. So before investing in your next syndication, please make sure you understand what kind of financing is behind the project. #realestateinvesting #passiveinvesting #distressedassets #multifamily #SIHCapitalGroup
