📢 There's only one NPPF update that matters - the use of the word "mansard" has reduced from five mentions to two! 📢 Seriously though, at first glance there's not too much on design that changes. That's a good thing with the strengthening of design in previous iterations of the Framework remaining. 📢 The emphasis on beautiful has been reduced with the changing of the wording of Chapter 12 now being "Achieving well-designed places" and the word beautiful being deleted in several other places. However, beautiful does remain in several places still. 📢 However, perhaps most significantly for the world of design and masterplanning, paragraph 129 is proposed to be deleted. This was the paragraph that set out uplifts in the average density of residential development may be inappropriate if the resulting built form would be wholly out of character with the existing area. This could be a very helpful amendment!!!

What is pattern book development and how can it help ease the housing crisis?

There's nothing revolutionary about this little housing development we're working on in Stoke... ...but that's not what's important for our client. He's come to us following a planning refusal AND an appeal dismissal for the site. Reading through the delegatated report, the inspector's report and the outline planning permission the site has I'm baffled about the appeal dismissal. The case officer set out some pretty clear feedback on a few simple [but fundamental and perfectly reasonable] changes that needed to be made to protect the neighbour's amenity. But did the previous designer listen? No, some vague statements were made during the application but no tangible changes. Result = refusal And did they then change anything for the planning appeal? Nope. The changes that need to be made wouldn't have compromised the developable area or their design. It was an easy win in my books. And I can understand our client's frustrations about why he still doesn't have planning permission. So although Kate Duckham & Yarni Chohan have done a lovely job on the design it's not been the project to flex our design muscles, it's been one to focus on planning strategy & justification. I read that article talking about Thomas Heatherwick’s “nutritional value” of buildings earlier this week, promptly downloaded his title, Humanise: A Maker’s Guide to Designing Our Cities, as an audiobook, and I have devoured it. I believe this is going to be one of a select few books that I deem worthy of owning a hard copy!
