📝 Harworth completes 278-acre strategic land sale at Ansty We are delighted to announce the completion of the sale of a 278-acre strategic land site at Ansty, Warwickshire, for £53.5 million. Located next to Junction 2 of the M6 and connecting to the M69, this site is another prime example of Harworth’s ability to unlock significant value from underutilised land. Since acquiring the site in 2019, we’ve worked collaboratively with a number of stakeholders to transform it into a significant development opportunity. The proceeds from this sale will be reinvested into the groups I&L development programme, to support delivery of the extensive 9.6 million sq. ft. consented pipeline, supporting growth and sustainability in the regions we serve. Lynda Shillaw, Chief Executive at Harworth said: “The Ansty transaction demonstrates Harworth’s specialist ability in creating value from strategic land assembly which, alongside the strength of our balance sheet, enables us to take a longer-term view and develop the right schemes for our sites. Collaboration and partnership are key to unlocking schemes like this and we have worked closely with a number of different stakeholders on this project, including the Purchaser since exchange of contracts, ultimately enabling us to accelerate delivery of the site. Change of value based on change of planning; over 2 years in the making. You can see distribution sheds in the background. It would have been similar for that land. From (I’m guessing) possibly £8-9k per acre agricultural value to c.£200k per acre (gross). What price was paid in 2019? Ahhh, I’ve just twigged. This is the Frasers Group HQ campus land: The site will include a 100-room hotel, warehouses, research and development facilities, swimming pool and sports pitches.
