Imperial 301 - The renovation, back to a hotel with Sarah Carrillo by CiT NETWORK This video will take you through the renovation of the Imperial Hotel, Longmont, CO. Guided tour with Sarah Carrillo and hosted by Nigel Aves. Longmont's history is quite fascinating, with stories ranging from ancient indigenous presence to its unique founding by Chicagoans! Here's a brief overview: Early Inhabitants: The land around Longmont has been home to various indigenous peoples for thousands of years, starting with the Clovis people about 14,000 years ago. The dry climate made permanent habitation challenging, but evidence suggests sporadic settlements by groups like the Folsom and Plano peoples. The Chicago-Colorado Colony: In 1871, a group of Chicagoans, led by Reverend Robert Collyer, envisioned a utopian town in Colorado. They established the "Chicago-Colorado Colony," selling memberships to finance the purchase of land near Longs Peak. By summer 1871, a planned town called Longmont, after the towering mountain, was up and running, with streets laid out in a grid pattern within a square mile. Early Growth and Industry: The arrival of the Colorado Central Railroad in 1873 boosted Longmont's economy. Agriculture flourished, and industries like the J.H. Empson Cannery and the Great Western Sugar Factory became major employers. Longmont even celebrated its agricultural heritage with "Pumpkin Pie Days" from 1899 to 1915, drawing crowds with thousands of pies! 20th-Century Transformations: The 20th century saw significant changes in Longmont. The Kuner-Empson cannery and Great Western Sugar factory closed, impacting the agricultural scene. However, new industries like IBM and the U.S. Air Traffic Control Center arrived, leading to population growth and a shift towards technology and services. Modern Longmont: Today, Longmont is a thriving city with a population of over 100,000. Its economy is diverse, encompassing technology, healthcare, education, and more. The city prides itself on its commitment to sustainability and environmental consciousness, earning the nickname "Sunshine City" for its abundant sunshine and focus on renewable energy. This is just a glimpse into Longmont's rich history. The historic Main Street district in Longmont, Colorado is a vibrant and charming area with a rich history. Here are a few of the highlights: Visit Longmont Colorado: This visitor center is a great place to start your exploration of the district. They can provide you with information on local attractions, events, and dining. City of Longmont Callahan House: This 1892 Queen Anne-style house is a popular event venue and a beautiful example of Victorian architecture. St Stephen's Plaza: This historic plaza is a great place to relax and people-watch. It's also home to a number of shops and restaurants. Old Mill Park: This park features several 19th-century cabins, a gazebo, and gardens. It's a great place to take a break from the hustle and bustle of the city....

Hopefully this post will be thought provoking for those in the Jacksonville CRE community. This is one view of the new AC Hotel being built on the beach in Daytona. Anyone else in Jacksonville real estate community jealous of the design/scope? I certainly am! Would love to see a project like this rise in Jax Beach, or really anywhere around town. One problem: a 35 ft height limit passed by each coastal community from Amelia Island down to the southern tip of St. Johns County. I remember distinctly while I was in HS, a late 90s transplant from Huntsville, AL led the crusade against all the new faux stucco high-rises going up in Jax Beach, riling everybody up to pass the first 35 ft height limit there in 2004 (sidenote, sort of like that 2019 NY transplant ruined our historical Jax Beach VLSC). The sentiment spread like wildfire, everywhere throughout the metro. I will be the first to agree with her that "quality" was not necessarily something we were seeing in high-rise design in Jax/Jax Beach at the time and our local developers seemed to know nothing beyond the beige EIFS stucco look. *Something to keep in mind within our development community - the higher the quality of projects we build, the less resistance we might face.* Similarly, it's virtually impossible to build beyond 3-floors even in the heart of Riverside on King St. There was that intense height limit battle for the 4-story Hendricks Apartments now getting their COU in San Marco Square. We are a town and a region deadly afraid of going vertical, practically anywhere, which is reflected throughout our built environment, both urban and suburban. So going back to the AC Hotel - our only AC Hotel to date will be of a small, 4-story suburban design next to the Town Center. That's really still the scope and the scale and the style of project we are getting here in Jacksonville, not to belittle it, but for those of us who look beyond our borders at other towns and metros, it's hard not to feel like despite our population boom, we are being left behind in the quality of our projects. Most of our large $100M+ projects are industrial warehouses, hospital expansions, or master-planned single-family cul-de-sac communities. I'm really eager to see the day that we start getting higher density (literally, higher altogether) projects in our urban areas, INCLUDING Jax Beach, with higher quality designs that contribute visual appeal to our beloved town. For now, I will accept what we are getting - but I urge those with greater influence, those with money to put into real estate development, and those who work in the design fields to look not all that afar at other places to see what kinds of projects they are getting that we are not getting here, and ask yourselves if you want the same sorts of things here, what can we all be doing to work towards that goal? #design #realestatedevelopment #cre #jacksonville #jacksonvillerealestate #northeastflorida #jacksonvillebeach #architecture
