The net-zero idea that City Hall has just come out of left field with is the LAST thing we should be doing. I mean that literally. It is the last thing we should do after we get back to basics and get this growing existential housing crisis solved. In fact, we should be rolling the building codes and planning rules back 100 years… to when we created The Hydrostone Community, the Allen Duncan Lawrence Area, the West End, The Old Downtown and Crichton Park in Dartmouth, and the Jubilee Road area.

CREB® engages in blanket rezoning talks at Calgary's City Hall Here's a recap of CREB®'s key points presented at the hearing: Local real estate dynamics: CREB® reiterated that real estate is local, with each community having unique characteristics and needs. A blanket rezoning approach fails to consider this diversity, potentially leading to negative impacts on community character, property values, and overall quality of life for residents. Evidence-based solutions: Emphasizing the importance of evidence-based solutions, CREB® highlighted the lack of conclusive evidence supporting the effectiveness of blanket rezoning in addressing housing supply and affordability challenges. The organization stressed the need for targeted zoning measures and sustainable development practices tailored to specific areas and community needs. Transparency and community engagement: CREB® called for transparency and extensive community engagement in the decision-making process regarding zoning changes. The organization advocated for respecting the rights of property owners and community associations, emphasizing the importance of collaboration with stakeholders at all levels. Alternative solutions: In lieu of blanket rezoning, CREB® proposed exploring alternative solutions such as comprehensive neighbourhood plans, the creation of a Community Land Trust for affordable housing, utilization of municipal-owned land parcels, and the promotion of secondary suites and laneway housing. These solutions offer practical and sustainable ways to expand housing options without compromising community integrity. Overall, CREB®'s participation at the public hearing underscored our commitment to advocating for responsible and community-centric approaches to addressing Calgary's housing challenges. 📢Affordable Housing and Sustainable Communities (AHSC) Round 5 funds in action! The City of Imperial will break ground next month on a $6.6 million community development project in a rural area of the county near West Worthington Road and Barioni Boulevard. 🏘️ The “Worthington La Luna” project will not only bring #AffordableHousing to the area but also build pedestrian-friendly transit options through the development of the bike lanes, signage, sidewalks, curbs and gutters, pedestrian crossings, and other tie-in features. #AHSC is administered by the California Strategic Growth Council and implemented by the California Department of Housing & Community Development. AHSC is part of California Climate Investments, a statewide initiative that puts billions of Cap-and-Trade dollars to work reducing greenhouse gas emissions, strengthening the economy, and improving public health and the environment — particularly in disadvantaged communities. #CaliforniaForAll

LANGLEY DEVELOPMENT NEWS Update: 3rd Reading was granted, on March 25th, to the revised Smith Neighbourhood Plan; however, the approval came with 4 amendments: 1) The addition of a new policy for the apartment mixed-use designation which makes 50% of the ground floor commercial encouraged but not required and includes a possible commercial parking reduction. 2) Change the High Density Apartment designation south of the Connector, between 208 Street and 209 Street, to Rowhouse/Townhouse. 3) Increases in density to the Low Density Apartment designation to heights and densities consistent with the medium Density Mixed Use designation with the provision of retail or child care space. 4) Elimination of the UPA restriction on the Apartment Mixed-Use designation to allow FSR to be sole controlling density metric. CAUTION: the Smith Neighbourhood Plan has been brought under the same Community Amenity Contribution (CAC) rates as the Williams Neighbourhood Plan with - Single Family at $16,900 per unit - Townhouse at $17,000 per unit, and - Apartment at $30,000 per unit You can read more about the amended plan and see a comparison of the land use maps in our article from a few weeks back, below.

CREB opposes City proposal on blanket rezoning. With a clear focus on protecting Calgary's communities and advocating for a more nuanced approach to zoning, the Calgary Real Estate Board (CREB®) has issued a statement expressing concerns over the proposed blanket rezoning initiative set forth by the City of Calgary. Hong Wang, Chair of CREB®’s Government Relations Standing Committee (GRSC), said, "Blanket rezoning is not the right solution to address Calgary’s housing challenges. It poses a significant risk to communities, driving up the level of congestion in neighbourhoods and putting added strain on infrastructure and service quality.
