Last month the UK Government issued a paper on “The Case for Cambridge”, acknowledging that demand for commercial floorspace is far outstripping supply in the life science sector. While planning delays are not unique to our sector, development in the life science sphere poses specific challenges such as the leveraging the efficiency of energy-hungry laboratories and more expensive conversion costs when repurposing space (currently widely incentivised), making for a less financially attractive developer proposition. With a number of new applications granted for extending, repurposing and expanding space in the Golden Triangle, it seems it’s definitely time for central government to help councils - to enable quicker fund raising and to help resource planning teams to efficiently process complex planning applications, so that planning delays can be dramatically reduced. This Megaproject Monday, we're looking at two transformative projects that received final zoning approval last week, marking major milestones for Chicago's south side. A number of zoning changes were approved that will allow the CTA to extend the Red Line south to 130th Street. The 5.6-mile Red Line Extension project aims to move the end of the CTA’s South Side Red Line from 95th Street to 130th Street. The agency plans to build new stations at 103rd and 111th streets near Eggleston Avenue, at Michigan Avenue near 116th Street and at 130th Street near Altgeld Gardens. The Illinois Quantum and Microelectronics Park, anchored by Silicon Valley tech startup PsiQuantum and managed by a University of Illinois-led organization, is planned for 128 acres on the southeast corner of the site. The David Rubenstein Treehouse Conference Center at Harvard University is celebrating its topping out. Once open, the center will serve as Harvard's first university-wide conference space and a gateway to its new Enterprise Research Campus (ERC). The conference center is highly sustainable, featuring mass timber in its design, and will serve as an innovation hub for the university. As part of the project team with Studio Gang, Consigli Construction Co., Inc./Smoot Construction Company of Washington DC, and Tishman Speyer, we provided a suite of multidisciplinary services and utilized the Arup SoundLab to help address critical needs around sound mitigation as this is an important feature for conference facilities. 🔬 Science Sum up: July 8-12 The second week of the second summer month has been surprisingly intense for the life sciences real estate sector. The buzz begun in South Cambridgeshire where Mission Street has 'topped out' phase two of The Press in Foxton, with Artem Korolev and Richard Warwick filling the last structural concrete in the building. The new 100,000 sq ft science and innovation campus is expected to co-locate scale-ups with established science and technology companies. In the meantime, in Sawston, CANMOOR and Tristan Capital Partners are readying to kick off construction of the second phase of Accelerator Park, comprising 86,000 sq ft of research and development, office and lab space. Sam Walker says: “We are delighted to have been given the green light to push forward with the development of three new mid-tech units.” London has picked up the vibe with Royal College of Physicians and Impact Hub London staying crowded mid-week for the events showcasing the best lab facilities the UK capital has to offer. MedCity alongside London & Partners, backed by ARC | Advanced Research Clusters, Reef Group, Mitsui Fudosan, Pioneer Group, Oxford Properties Group, and British Land have explored trends in London’s lab space, concluding that the city remains a reputable location for cutting edge research and innovation in life sciences. The findings were underpinned by The Francis Crick Institute shedding a light on its new facilities at both Tribeca and Regent’s Place. This is going to be the institutes first expansion outside of its 1m sq ft hub next to The British Library where it expects to foster and retain early-stage companies in the sector. Activity outside the Golden Triangle was marked by a call for occupiers at Hexagon Tower in Greater Manchester. Pioneer Group has tasked Carter Jonas and Track Real Estate to make half glass full at the recently refurbished 165,000 sq ft building. In partnership with Foundation Capital Ventures we’ve instructed VertaseFLI Limited to start demolition and remediation works ahead of the development of six laboratory-enabled buildings and a superb amenity provision. The diggers rolled onto site earlier this week. The campus, once complete, will provide 343,000sq.ft. of science and innovation space, flexibly designed to support small to medium sized ventures or ‘whole campus’ organisations.
