I used to be an assistant at a community with 250 units. I helped upload and submit invoices. We turned half the property in a 5 month span during busy season. We had a painter, cleaner, and carpet cleaner that were used in most every apartment turn. Roughly 125 units in 5 months. 25 apartments per month with our three main vendors amounted to 75 monthly invoices just for turning apartments alone. None of the vendors sent bills at the same time, they weren’t consistent, and WOW - the way they invoiced created a lot of admin work... What is this charge here? That unit # doesn’t exist. This unit was moved into last month! Even with a full staff at an award-winning class A property we would still have an occasional move in during busy season where it was a scramble or bad first impression because a service got missed or overlooked. What are some of the biggest challenges inspectors face when working in the field? We asked the inspectors of our Inspections department in Gilson Housing Partners what they considered the biggest challenges when they are performing inspections. The answers were similar, and we concluded that managing outdated information is one of their biggest challenges. This affects inspectors when trying to find a unit or an address in general or when contacting a tenant or landlord, causing them to waste time trying to find the unit that needs to be inspected and the person responsible for attending the inspection while they perform the necessary reviews. The Department of Justice conducted an unannounced raid on Cortland Management. It alleges that it is part of a nationwide conspiracy to inflate rent prices. The heart of the issue is RealPages, a software and consulting firm that allows landlords to use their price prediction software. The DOJ claims that this is in effect collusion to fix rent prices since about "80-90%" of landlords that use this software end up setting their rents at what RealPages suggests. This article alleges one of RealPage's architects stated 'the goal is to prevent landlords from undervaluing their properties, thereby ensuring higher rents nationwide.'
