It was a pleasure to be back at INREV’s conference this week after a +2 year absence. There was a lot of doom & gloom at Expo Real 2023, replaced with optimism at MIPIM in March 2024. My read of the INREV vibe was that we’ve entered the realism stage of recovery. Liquidity (both equity and debt) is slowly starting to remerge for the best assets, but dealing with impact of realistic valuations across legacy portfolios is likely to be the preoccupation for the coming months. Once those valuations are recognised, it does feel like it might be a 2009-eque buying opportunity for those with fewer legacy issues. There were some great presentations and interviews during the course of the 2-days in Berlin, with the interview with Brookfield’s Bruce Flatt and Jeffrey & Laura Hines as stand-outs. It was also great to listen to a panel on occupier trends across logistics, serviced office and retail. With Income Analytics' day-to-day focus on helping clients understand tenant income risk, it was great that this topic was included on the program. Investors will be focused on income, and strong income comes from a well managed tenant portfolio. My abiding memory though will be the impact of General Sir Mark Carleton-Smith, former Chief of the General Staff British Army, commentary on the state of world politics and the potential scenarios. It was an eye-opening session and – spoiler alert – he didn’t end with an uplifting message. Despite the success of the conference, it was tinged with sadness as board chair Martin Lemke bid farewell to Lonneke Lowik, INREV’s long serving CEO who is leaving for a break and then new challenges. Lonneke has served the association and industry fantastically over her tenure. I’ve had the pleasure to see her enthusiasm for INREV and its links to other global associations through my membership of the Global Alliance Board on behalf of NCREIF. She should be proud that she leaves the organisation and membership in a very strong position for her successor to take it forward. As part of the Virtual Track at #BHT2023, Brad Kittredge, CEO of Brightside Health, shared his insights on the evolution and challenges of the digital behavioral healthcare market. He believes the access issue is just a surface-level problem, and the underlying cause is the dysfunctional mental healthcare delivery and payment system. He shares that mental healthcare has been historically lackadaisical with regard to evidence-based practices and outcome measurement. As a result, payers have had no visibility into the ROI for mental health services, leading them to keep rates low in the absence of data, accountability, and transparency. Brad argues that an overhaul of mental health care delivery with more rigor, structure, and accountability is necessary to give payers better insight into the ROI and encourage investment. Providing evidence of effective care models and optimizing provider participation can bring incentives into alignment for payers, providers, and other industry players.
