Wits Property Studies Program is now RICS Accredited- This is the first time in the program's history to be RICS accredited. This accumulates many years of hard work from too many people to mention, including deans, heads of schools, program coordinators, lecturers, students, and external examiners. Our property studies bachelor's degree program has now been given a gold seal of global approval. Our Property Studies program is now accredited by the South African Council of Property Valuers Profession- SACPVP, the Institute of Real Estate Management (IREM), and now the Royal Institution of Chartered Surveyors RICS. Wits is now the third University on the African continent to have its Property BSc program RICS-accredited. Our Managing Director Dan Smith was recently featured in Green Street News: Europe discussing the impact on PBSA of the drop in international students at UK universities. Also featured was Huw Forrest of JLL with mention of Enroly, StuRents, UCAS, UK Home Office and Russell Group of Universities. “The market is more price-sensitive than I’ve ever seen it” says Smith. “We made what at the time was considered a bullish forecast back in 2019 about where international students would get to by 2030 and on a straight line basis, we are significantly ahead of that forecast. It has been very positive for the sector.” says Forrest. Huw is right and the previous government met its 2030 international student recruitment target of 600,000 ten years early in 2020 and those numbers have continued to rise. This year however is very different and whilst the fundamentals for PBSA remain strong, it's much harder to fill those PBSA beds in the face of falling international student demand in particular in locations where there is a significant supply pipeline of PBSA and BTR. How do you manage risks in aging PBSA and still add value? Our client faced a complex set of challenges with their student accommodation asset in Southampton. A first generation ensuite scheme, bedrooms were outdated and no longer met modern student expectations. After several years on a lease to a city university, the property in its current configuration had become non-compliant with HMO regulations, posing legal risks for the investor. With an expiry date for the lease close to the start of academic year, we didn’t have time for a comprehensive refurbishment before student check-in. Following forensic analysis of the scheme and wider direct let market, we identified an opportunity to enhance revenue and returns, by converting single beds to ¾ beds, aligning with student preferences. It could be completed quickly, alongside essential HMO works, upgrades to amenity spaces, creating more kitchens and making existing living spaces larger. Our plan prioritised issues based on urgency, compliance requirements, and impact on student experience however, we uniquely address each whilst capturing the maximum revenue we could, within the tight timescale we had. Overall, the project was accretive in value and sets the scheme up well for further capital projects in the future.
