The design of meaningful places matters. Truly successful placemaking – creating places and spaces where people want to live, work and play – is crucial to successful development. However, balancing placemaking with the need to maximize density and returns on a project requires a sensitive design approach – especially when a project looks to enter a low-density market with a larger-scale development. Oftentimes, these “pioneering” projects can soften their market entry and integrate themselves successfully in a mature neighborhood with the thoughtful application of well-landscaped public spaces, an active ground floor, and design gestures to connect occupants to the surrounding community. And, contrary to the way these elements are classified in a proforma as non-revenue generating, these placemaking moves to integrate public, green, and common spaces should be viewed as essential to creating real value for a project and property.
