Good article and an interesting perspective on the Denver market. Points I thought were particularly interesting - • Achieved rent down from $9.25 to $8.50 YOY (9% decrease) • Large occupiers currently have +/- 25 similar options to consider for lease • 7.3% vacancy rate across the metro • Occupancy costs along comparable to base lease rates 30-minutes away Even for larger, bulk distribution space this is some of the most softness I've heard in any market across the country. Interested to look into the potential dichotomy in Denver in the softness of large bulk distribution space vs. smaller infill Class B industrial.

I had the opportunity yesterday to attend the InterFace Salt Lake City Multifamily conference yesterday. The overall feel of the conference, panels, and discussions was stifled optimism. The optimism comes from Salt Lake City's fundamentals. Salt Lake is still one of the best economies in the nation, boasts great in-migration, and has a tight housing market that pushes citizens to rent rather than buy. This optimism is stifled by the current situation in which Salt Lake finds itself. According to Wadsworth Multifamily's most recent construction pipeline report, there are currently 28,637 units under construction along the Wasatch Front. Supply is about to outpace demand for a time. On top of that, debt costs more and so do construction materials. The next few years might be a tough time for investors, owners, management groups, and builders, but there is light at the end of the tunnel. Salt Lake City will always be a great real estate market.
