Housing has taken a front seat at the DNC, and Barack Obama dropped the central thesis of my forthcoming Island Press book (Building for People, December 2024!): we need more housing, of all stripes, and to repeal the regulations that are impeding that. "If we want to make it easier for more young people to buy a home, we need to build more units and clear away some of the outdated laws & regulations that make it harder to build homes for working people in this country" In tonight's barn burner of a speech, Obama dropped a little treat for those who support housing and repealing the myriad of outdated requirements (single stair! exclusionary zoning!) that make it harder to build housing that people can afford. It also makes it harder to build family sized homes, and climate adaptive ones as well. It wasn't an explicit endorsement of Point Access Blocks - but it sure felt like it. The way we build housing in the US is a global anomaly, and it results in more expensive homes offering a far lower quality of life. It doesn't have to be this way - we can change things. It is in our power. The people have spoken - and they want more housing. Love to see a pro housing agenda that is about bringing more seats to the table, and extending it. The affordable housing crisis has spread nationwide, leaving nearly half of Americans worried about affordable housing in their area and challenging low-income Americans in particular. A new federal bill, introduced by Senator John Fetterman (D-Pa.) and Representative Lisa Blunt Rochester (D-Del.), aims to solve the crisis by making it easier to peel back local rules that can block new construction. The bill’s approach was inspired, in part, by Boston University research. Housing (affordability) is a loaded and complex issue. It's easy to get distracted by things like the related minimum wage arguments this week and other political squabbling around proposed solutions to the shortage we're experiencing, all while many of our neighbors, friends, family members, and colleagues struggle to afford safe and comfortable shelter -- a basic need. These numbers hit hard. Let's not be afraid to recognize and appreciate quality research, especially data that might challenge our assumptions. Even more important, let's consider the real human elements...the real HUMANS behind the data, and think about how we can leverage our personal and professional influence to advocate for change. The housing wage in Grand Rapids is now $26.33 an hour (assuming a 40hr work week at 52 weeks per year). I hope employers - many who can definitely afford to pay more - see this and think about the wages they are offering moving forward. If you are offering your least paid employee less than this amount, you are not even offering them enough to live anywhere in this area. Think about that. Obviously, there are many issues beyond this (more affordable housing needs to be built, zoning, etc.), but we also need higher wages. People should be able to work an hourly wage and with that money put food on the table, a roof over their head, and clothes on their back. If not - it is not a livable wage.

Veteran Housing Corp would suggest this is a good start in tackling the affordable housing crisis in America, although no local, state, or federal program should use a cent of taxpayer dollars to fund any project that does not guarantee AFFORDABILITY IN PERPETUITY (permanent affordability) for all units of a proposed project. If the State of Vermont can do it, so can the rest of America. If you’ve been reading my Substack (link - https://lnkd.in/gNBmfszq) you’ll know I’ve been talking about land use/zoning reforms as a means to address the need for housing production - especially in my home town of the City of Rockford Illinois. And, while this problem isn’t specific to Rockford, we see some communities making headway and others not. Movement on “PRO-Housing” happened last week. I’m hoping to see it advance and help many communities address housing needs via land use reform technical assistance. The PRO-Housing Program provides support and technical assistance to state and local governments and metropolitan planning organizations serious about boosting housing supply and lowering housing costs. Eligible uses for funds are flexible to accommodate communities of all sizes, and can support reform efforts, ranging from relaxing parking requirements to planning for higher density housing options.

The bipartisan-backed U.S. Department of Housing and Urban Development PRO-Housing Program secured a second year of funding in both the House and Senate, signaling a positive step toward addressing the housing crisis.
