The most recent July real estate activity reports for Naples revealed a total of 608 properties were sold, amounting to just over $596 Million in sales for the month. Notably, the highest-priced sale was a Waterfront estate in Port Royal which fetched $20,700,000. Furthermore, the Naples luxury real estate market saw a notable number of high-value transactions, with 145 properties sold at or above $1 million. The overall inventory at the end of the month stood at 4,352 properties for sale, marking a substantial 51 percent increase compared to the same period last year. However, it fell 7 percent from the previous month. The decline in inventory is typical for this time of year as many Sellers will remove their properties from the market and wait until the fall. Premium Market Update 📈 Looking specifically at the £1m + market in Cardiff & surrounding areas these are the following stats for week one of January: - 61 properties available - 22% marked as SSTC - 4 new listings have hit the market - AVG time from listing > sale = 31 days - Price threshold sits at £1m - 31 properties have been on the market for 16 wks + As we closed the year in Cardiff, it's clear we navigated a slower market, but things are picking up as we dive into the new year. I've been pleasantly busy with a surge in inquiries and even a few offers, signaling a promising start. Buyers are still on the lookout for more space and better value for money, drawing them from Bristol, London and further and keeping our market buoyant. I anticipate a decrease in the time from listing to sale, currently standing at 31 days, as we head towards spring. If your property has been on the market for 16 weeks or more, it might be time to reconsider your marketing strategy with your current agent.
