Is there or is there not enough water for Dead Man's Flats (DMF) to reach its potential? During the many years of litigation over Three Sister's Mountain Village, Canmore development pressures leapfrogged over the 3Sisters lands and landed squarely on DMF. The explosion of development at DMF has generally been of very high quality, but redevelopment of the main street has proceeded slowly. An extremely high capacity well to the lower aquifer was dug too close to an old highways landfill site, which put it within the exclusion zone. The lower aquifer is **probably** not subject to Bow River water licensing regs. Although the well was far too deep for the old landfill (mainly asphalt) to really pose a concern, Govt of Alberta bureaucracy refused to budge, so servicing lines were built from Canmore. The lines have the capacity for 4-storey development along 2nd Avenue DMF. Maybe? There's concerns they would not be adequate to handle a major fire plus provide base service. The Town of Canmore can also be a difficult partner to buy water from. Potential developers should be aware of this, and consider fire service tanks on the tops of their proposed buildings, or inquire about tapping into the old well for fire servicing.

YUP, it's me & my pet topic once again. Our 1980 Groundwater Management Act mandates that subdivision builders must demonstrate a 100-year water supply, but do you think that meant that ONE water supply source could be used by more than ONE subdivision builder? New home buyers should be very concerned, because it’s doubtful that Arizona can sustain its population growth without water. In June of last year, Governor Katie Hobbs implemented a moratorium on NEW SUBDIVISIONS that impacts Buckeye and Queen Creek. Here's a question I'd like to put our there as food for thought. ☆ Are disclaimers or disclosures required to inform home buyers of areas that solely depend on groundwater? What You Don’t Know About Your Sewer System Could Ruin You Financially Most people who live in a residential complex or work in an office park have no idea what a lift station is. Believe it or not, most real estate developers I deal with don’t know what a lift station is. Small wonder they end up paying so much extra money in fines, fees, repairs, insurance, and damage claims. My name is Dave Bartholomew. My company, Bartholomew Water Services, is a three-generation family business that services all of Arizona, with special focus on Maricopa County. So let me set you straight on something. A lift station is basically a big collection vat. It’s a hole in the ground with pumps. All the wastewater (sewage) from, say, a condo complex flows to that vat. The pumps lift it out of the vat (because poo-poo doesn’t levitate) and send it over a threshold where … It gets dumped in the municipal sewer system and sent off to a recycling plant. Every lift station is very complex. There are floats, there are pumps, there are pipes, there are filters. That’s just the beginning. If any of those items above, and so many more, aren’t working … Yup. You guessed it. Disaster strikes. Which is all the more reason to call Bartholomew Water Services today.
