This month we welcomed Nathan Shaw to the HUB team as Development Manager!
Nathan has a background in large-scale, residential-led regeneration of complex brownfield sites, bringing five years of development experience to HUB.
He honed his experience in the development team at Berkeley subsidiary St James & St William, working on major projects including Milton Keynes East, Beckton Riverside, Romford Gasworks, East Ham Gasworks, and Chambers Wharf.
Nathan’s skills in development management have already made him a fantastic addition to our team. He will be working closely with our development team, led by Damien Sharkey and Victoria Manston, working closely with Tom Stoneham and Tom Valente to drive our living-led regeneration projects forward.

Kicking off our project showcase series, today we're shining the spotlight on one of Birmingham's largest residential regeneration sites – Port Loop.
As project manager, we're supporting Places for People and Urban Splash to transform a 43-acre brownfield site into an urban island community, housing 1,150 new homes.
We're currently managing the delivery of Phase 4 – 331 build-to-rent apartments, 2.1 acre public park, and a new canal bridge and towpath.

We're proud to deliver positive impact by regenerating brownfield urban sites with new-build housing to address the increasing demand for affordable housing.
Our latest achievement is the completion of a build-to-rent development in Nottingham, UK. The development is a partial refurbishment of Grade II-listed buildings and a partial new build. It provides 117 studio, one and two-bedroom apartments, including 27 lower ground parking spaces.
The development is managed by Edmond de Rothschild #REIM, and reflects our commitment to create high-quality rental assets at affordable levels where the demand is strong.
James Whidborne, Head of UK Residential Fund Management UK at Edmond de Rothschild REIM, said: “This is our second PRS project in Nottingham after Saffron Court, which reflects our enthusiasm for the city. Half of the population is under the age of 29, with very high graduate retention and a thriving biotech, life sciences and service sector industry. Demand for homes to rent is very high and we expect strong demand for our apartments”.

I love to see action allthough my criticism is how slow it takes to bring the units we need.
I do t think it lies in the fact that one organization or developer is slower than another
It also may not be all zoning
It could come down to quantity
Just imagine if it wasn’t just one 30 unite Development but ten built with 10-15 developers instead of a few
It’s time to bring in more option and resources instead of just relying on the scraps we have
Let’s use them to make and create more action

PROJECT UPDATE! Things are moving along at a good pace on Harriman Hill III our 30-unit project in Wolfeboro.
This project is the third and final phase of the Harriman Hill development, which is a partnership with Eastern Lakes Region Housing Coalition.
For Phase III, construction drawings are under development. We continue to work with NH Housing, NH Community Development Finance Authority, Meredith Village Savings Bank, and Evernorth to get all the financing lined up. We hope to put the project out to bid in May, with the goal of starting construction this summer.

John Smolak - At over $606K per unit, I do hope no government funding, tax credits or other government incentives were provided for this project! And if so, at what cost to the community in exchange for a few affordable housing units which may a short affordability period.

1. How much funding, federal tax credits, or government benefits or incentives from all government sources did the projects receive?
2. What is the affordability period for each project?
3. What guarantees exist that tenants will not be displaced after the "affordability period expires?
Every local, state, and federal housing authority and affordable or workforce housing stakeholder should adopt the State of Vermont's "permanent affordability" policy as a model for all future government funded or subsidized housing projects or developments, no exceptions!
